Buying a home in TV this April

Hubs and I are coming to TV in April to purchase a home!

We are working with a realtor from TV. My question is: should we hire an attorney to represent us in this transaction? I understand the realtor would be representing the developer or seller, not us. Here in Ohio it is common to have an atty involved in a home sale/purchase but I'm told by the realtor that's not the case in FL?

Any advice or insights would be much appreciated.

We didn't feel we needed an attorney here for either of the homes we bought. They were both new.

We've purchased several homes in the northeast and used lawyers for all the transactions... We went without an attorney here in TV. We had a title search and home inspection done as it was a preowned. The closing went flawlessly. No hitches.

Congratulations on your future move to The Villages. I also have an Ohio connection having lived there for four years while attending the University of Cincinnati on a football scholarship. Anytime you are buying a home, regardless of the state, it is advisable to have an attorney review the contract (prior to it being signed), the title work and the closing documents. I would be suprised if a real estate agent were to inform you not to hire an attorney due to the fact that they are in the business of selling and not advising on legal matters and could be exposing themselves to liability if something goes wrong with the transaction. I am sure the paperwork that you will, or may have already, signed will contain language informing you to consult with an attorney prior to purchasing a home in Florida. A home is a large purchase. It is advisable to spend the realitively nominal amount of money necessary to hire an attorney to review your contract, title work and closing documents to ensure that you are knowingly purchasing what you bargained for. I would be happy to spend a few minutes with you on the phone to answer any questions you may have about why it is advisable to have an attorney assist you with your closing. We bought a designer over the internet and phone with TV Sales rep after seing the virtual tour and many photos. Our agent walked through with a camera and talked to us over the phone.Her opinion of condition of the home and the results of the home inspection made us feel that this pre-owned was what we wanted. Coincidentaly on our Lifestyles Visit, which we had arranged months before starting the buying process, we went to setllement The laws are so specific and protect the buyer so well we did not see the need for a lawyer. All went well and we are livng happily ever after as settled in FROGs.....
