Lot Premiums
 
We have been working with a villages salesman looking for a cul-de-sac, golf course lot. They seem to be few available and pretty expensive. Would folks share the cost of their lot and was it worth it now that you are in your home? Thanks

Premiums are basically what the developer believes the lots are worth in terms of location and size. Since the number of cul-de-sac golf course lots are limited they are quite expensive.

You will need to make all sorts of judgements based on your desired house plan, neighborhood, access to amenities and whether you would consider a resale. Right now new golf course lots are in short supply

Remember position on the golf course is important. Buying the wrong lot will net you a lot of golfers riding by or into your yard as well as a lot of unwanted golf balls. If you play golf you can judge for yourself or if not talk to some golfers.

Sometimes you need to watch and wait to most (seldom all) of what you want in a house or lot in TV.

Instead of looking for a new house with that special view, why not look at a re-sale home with a great view? That lot premium will not be there, the bond will certainly be lower (maybe paid off), you can see what the finished product is and it may have lots of extras you have not thought about getting, the neighborhood is established and no construction going on for next several months around you, established landscaping, etc. Also, the price of the home is NEGOTIABLE with the seller. New homes are not negotiable in price.

There are quite a few homes for re-sale listed with Villages Properties and also with Multiple Listing. For the MLS, you need to work with a non-Villages agent since they cannot show each other's listings. Lots of people do this and it does not have to be a secret to the other agent.

I bought a re-sale about 2 1/2 years ago in Glenbrook on a championship golf course for a lot less than a new golf course view in St. Charles. Bond is 1/10 the size of a new home bond. So many extras I would have paid thousands more for in a new home. I used an outside agent and a Villages agent at the same time.

What the previous poster said about knowing the golf course - Remember position on the golf course is important. Buying the wrong lot will net you a lot of unwanted golf balls or even house damage. You just do not know that in a new community. My house is perfectly located and we have found only about 6 balls in 2.5 years.

We also bought a resale on a hilly golf course lot. We specifically looked for a lot that is far away from golf cart paths and the "action". A little pond or two is nice, with lots of birds to watch, and frogs singing you to sleep. Lots on Championship courses are more expensive than lots on Executive courses.

I agree with buggyone! If we didn't have to have handicapped accessible features built into the house, I would have much preferred to buy a pre-owned home in an established neighborhood....

But in a couple years, our new area will be the established neighborhood!

I have seen lot premiums approaching $200,000. Having a tee box nearby - good. Being at the 200 yard mark on the fairway or beside the green - bad. Since we will be part-timers, I would not consider paying that much premium for a lot. I would prefer putting some of those extra dollars into the home itself, but that is just me.

Our first Villa backed on a quiet portion of golf course, no water, with a lot premium of approx $20,000. Being a resale, that's a guestimate. Our current home backs on a more interesting part of the same golf course. There is a buffer zone of Open Space Environmental with a couple of ponds between our lot and the golf course. So it's very quiet and private. I'd guestimate a lot premium of $40,000.

My point is that you don't have to pay a huge premium to back on a golf course, at least in a resale. IMHO.

We purchased a golf course lot in Section 177 of Sanibel. The section opened on a Friday and we purchased on a Saturday, and there were only a couple golf course lots left. People get on a waiting list with their sales agent and when a new section opens most of the golf course lots are snatched up within an hour or so.

As can be said about anything there are golf course lots and then there are golf cart lots. Beside the relative location on the course at the tee box 200 yards down the fairway or adjacent to a green you should also consider the depth of your back yard and if there is a carthpath that runs close to your house.

Most golf course homes seem not to have deep back yards. I suspect those you find where very very expensive. I suspect but can't verify a cost factor consideration is if the home is on an executive course vis a vis a championship course . Finally while ponds on courses may help deflect balls they also attract many rude critters big and small that come on your property uninvited . You also add to your expense by specifying a home on a cul de sac. Finally for new homes depending on the model design, premier, etc add the bond.

Premiums are weird.

When I looked - and bought - in September 2004, I was shown one "partial golf and water view" lot (otherwise a more or less standard 'square' lot) carrying a $50,000 premium!

Instead, I opted for a somewhat pie-shaped wedge at a cul-de-sac with no particular other advantages (no golf view, no water view, no corner lot, etc) for a 'modest' extra $18,000!

Suits me just fine!

:22yikes: Those are hefty premiums. It sounds as if the premiums for golf course lots are getting higher and higher with each new Village.
