Needed: Home Inspector
 
I am coming up on my one year anniversary in The Villages. Can anyone recommend a good home inspector?

Comer Home Inspection
 
We used Comer Inspections when we bought our home last year and were pleased with his work. He even provided a nice spiral bound booklet containing then inspection results with pictures as well as other information of interest to a new homeowner.

another vote for tom comer - he is licensed/certified/registered - and he is NOT affiliated with the villages in any way except that he does inspections there.

we used housemasters there were three things that he found and the villages said it was not an issue. 18 months later all three things went south. Because it was on the paperwork it got fixed for free.

We're on the other end...as sellers. Steven Lightcap Jr. did the inspection for the buyers, and what a picky guy! After we take care of all the things he found, we're going to hire him to inspect our next place unless it's new, of course.

We used A-1 Villages Home Inspection. He did a great job, even finding defective shingles on the roof (which the builder replaced).

He also found that we had no insulation. That's right. No insulation. None.
The company who was supposed to have installed the insulation stuck a form on the a/c unit even stating how many bags had been installed. I called the home guarantee people, I could tell that they didn't believe me but they called the builder's supervisor. He showed up, stuck his head up the scuttle in the closet and was astounded. He calls the builder. He shows up, disbelief on his face, looks and gets on the phone. Ten minutes later, an insulation company shows up and fills the space between the ceiling and the roof with all kinds of insulation.

Better yet, before I even ask the builder says "Over the next year, keep track of your heating and a/c costs and I'll pay you the difference." which, a year later, he did.

In summary, the builder got ripped off by the insulation company.

That inspection was the best 200 bucks I'd spent in a long time and A-1 came back to inspect the insulation job and the replaced shingles after the jobs were done to make sure that they were done correctly, they were.
