Question regarding the Aminity Fee
 

At what point to you have to begin paying the Aminity Fee, when you buy your home or when you actually start to live in it? :confused:

Starting on the day of your closing when you officially own your home. We closed on March 31, 2010 thru the mail and got down to TV in May 2010 with a trailer load of furniture to get our house keys, ID badges, etc. but we were already paying the Amenity fees for April.

No. The fee is set for the home, not the number of residents.

The bond is based on the number of houses in your Village, not number within the household. Amenity fee is fixed for everyone.

We settled 2/12/14, will pick up the keys 3/5/14, and received the first bill last Saturday. (3/1/14)

The day of your closing and it is pro-rated if you close anyday but the first.

I know I made a partial first month's payment. :smiley:

The above answer pertains to the bond NOT the amenity fee.

The # of homes is part of the answer because it doesn't explain why over the years bonds have skyrocketed when purchasing a home and /or why there is an appreciable difference in price among the villa designers and premiers

There are contradictions in this topic so I guess everyone doesn't know what they think they know. Go the the district, not this forum for the facts.

Amenity Information

Amenity charges are contractual charges billed monthly in advance as part of the combined bill that is sent by VCDD Utilities.

The contractual amenity fees provide funding for Villages Public Safety, Community Watch, recreation centers, pools and services, gate and postal station facility maintenance, water retention areas, Village Center Community development common areas, Sumter Landing Community Development common areas and the executive golf course operations and maintenance.

The contractual agreement does provide for the amenity fee to be adjusted by the increase/decrease in the Consumer Price Index (CPI).

The Consumer Price Index is reported monthly by the US Department of Labor, Bureau of Statistics and measures inflation as experienced by consumers in the day to day living expenses.

This adjustment is based upon the provisions found in each individual homeowner’s deed covenant. Generally, the adjustment anniversary date is the Original Land Sale Date, thus your adjustment may not occur at the same time as your neighbors.

To view a copy of your Covenant, you may access the Community Standards Department page. Click on the link at the bottom left, choose your County and then your Unit/Lot.
