Upgrades....which ones matter?
We purchased a lot and are facing lots of choices. When you go for your design meeting, which upgrades are essential for now and which for later?

I would suggest -- as I believe many on this forum would -- that "bumpouts" are THE most important things. If you can expand your garage, lanai, and living space you should most definitely do that. Adding granite or upgrading flooring or lighting is, in my opinion, stuff you can do afterward.

What about wiring for whole house sound system, security system.....and what about attic pull down stairs? Is anything able to withstand attic heat? What can you put up there?

No, did not know of 'down grades'. Appreciate all input. My Hubby wants attic pull down, but with the heat, what can you put up there.

That U can do later about $200, you can put a lot up there but the temps are a bit higher so be mindful

save money and do as many upgrades after you move in
|

I thought it too funny when I asked them to not put on the lanai screening since I was adding a pool later. They said at first it was Florida code that you had to have a screen or one on your patio door. Which made me laugh. Than when that was "determined" not to be true, they said they would give me a credit for $250. I told them ok, than I asked how much to out it on later if I decide not to add the pool, and they just looked at me with dear in the headlights knowing it would have been much more lol. I finally said out it on and I,ll sell the door and aluminum for more whe I remove it.

We just had our design meeting. The bump outs and stretches are the big ones. I did a 2 foot stretch through the kitchen. I have a Lilac. I moved the breakfast bar in 2 feet. That gives more room between the kitchen and living room. Stretched garage, and Lanai. I added pocket doors where ever I could. Between Kitchen and Laundry. One off the Bedrooms. You can do it between the MBR and Bath too, but have to move the door. We also widened the driveway so we can drive straight into the golf car garage. Lastly, consider the cabinet upgrade. I also added some big drawers for the lower cabinets. I put pots and pans in them. Easy access. Replacing cabinets later is a big job. Also added electrical/cable, every bedroom and lanai. Outside I added some faucets and extra electrical. One on every side of the house. You need a hose to clean your Lanai. 2 Towel Bars in the MBathRoom. The attic stairs are an after build. You can do a radiant barrier later that will keep the attic cooler. If you don't do tile now, and want it later in LR/DR, you will have some disruption. When they lay tile you aren't supposed to walk on it until it sets. Our friends did after build tile and said it was a real pain. We want Hardwood flooring in LR/DR, so will do that later. We did the tile now since I didn't like the vynal. We did do some more things, but they were personal preference stuff. Have fun with your build. It's a little overwhelming but fun. :)
