New roof - what are my options?
 
In a previous thread I asked about making my roof white with paint or a sealant, but apparently the State does not allow the use of these on shingles.

So if, when my roof needs replacing, I have it done with lighter shingles, who should I use and what would I expect to pay for 2,000 sq.ft.?

Alternatively, is a metal roof a viable option?

I'd like to see the answer here about what TV would approve. I doubt they'd allow a standard vertical lined metal roof, although they use them on many of their own buildings. There are now long lasting metal roofs which look like standard shingles.

I have seen some guidance on approved roofing in the deed restrictions for the house. Check the district website if you don't have a copy of them.

I just want to warn you about using Bone Dry Roofing advertised in the POA paper. We had all kinds of problems with them and now have a leak, 2 weeks since he "finished".

If you install anything different than your existing roof type, check with the ARC. There have been stories of having to re-do new roofs because of no prior approval.
