Hoping to move to TV in a year or so!
 

Hi!
My husband and I visited TV on a day trip. (We live an hour away on the west coast). We loved TV.
We hope to sell our home here and move there in a year or two!
Can't wait!
We toured the property and saw a few new homes. My question is...We would like a newer home but not necessarily new construction. Is there a cost savings by buying a home that is two or three years old? Are there many newer homes for resale?

When your ready, you can use a VLS and MLS agent to help you find a home.

Buying a resale you may see a lower bond because the owner has paid it off or paid it down. HOwever as TV builds out (our sales person said 3 years now) home values will be going up which means resales will go up.

We looked at both and caught a new home in an area they were closing out :) So price versus what we got seemed like a very good deal. My biggest suggestion is to spend some time looking for homes and do not jump. Have friends who regretted buying in 3 days because the home is too small for them. We came down in February decided we wanted to get more familiar with the area after looking at homes. Leased a property and after 6 months have found our home.

What is the difference between VLS or MLS. Can the Villages Realtor show us resales?

You will need two.

One thing that will surprise and delight you is that the agents for The Villages are NOT pushy in any way and will not call you unless you tell them to call you. They know that this place sells itself and all of us giddy happy homeowners sell it for them. The worst thing is most new people walk around very suspicious...what's the catch? So far after four years I cannot find anything that isn't wonderful.

I love it so much that people have asked me if I work for the Morses. I don't know them, but I sure like them but they haven't sent me any checks...

VLS, would be a villages agent that can show resales.

MLS would be an outside agent that can show resales not listed with the villages.

Its best to have both but not required.

keep in mind that some folks pay off the bond when they purchase, so consider that when getting to the bottom line.

I have been reading and answering TOTV. I love all of you. Wish we were living in TV
now. Seems like Oct. 2013 is getting longer than shorter. Wish I was at Crispers for
the get togethers. It sounds great.

MLS=multiple listing service.....realtor properties all over the country actually.
VLS=Villages listing service......Villages only basically

Doing searches on this forum will yield lots of answers to your questions.

Jane-Ellen, Welcome to TOTV. As other posters have said, you will need a TV sales agent and an MLS sales agent if you want to see all the resale listings. There are also FSBO homes in TV, but I cannot remember if there is a web site for just FSBO homes for sale in The Villages. I go on The Villages web site almost every day to look at the preowned homes for sale. I have seen quite a few homes less than 3 years old for sale. take your time there are lots of mls and villages homes, it easier to walk thru the models find what you love and you will find some have bought a house without even walking in it

After seeing the designer model new homes, we opted for an almost brand new home
Previous owners did a bunch of great upgrades and staged their house well; we fell in love the minute we walked in !! Some people see dozens of houses before buying; we just saw 8.
The extensions sold us because while the model homes are tastefully decorated, they are SMALL We realize we still need to downsize, but not to an extreme
My husband is retired
I will teach thru May 2013 IF we had visited TV sooner, i would have retired now WE thought Charleston would be ourvretirement since we have friends there a nd love the ocean, but, i can not drive
The golf cart transportation was what cinched TV for us We can not wait to enjoy the lifestyle...

Here is the addy of the MLS agent we are working with, at the bottom of the page you give your information, and in a day, or 2 he will send an email or more depending on your requests. You can contact him via email, to reduce the information sent to you in the MLS, to narrow your search, as to the style or size of home, etc., and you will get automatic updates. He will not call you unless you request it. I have found alot of other information, and links on his site to be extreamly helpful in getting our home ready to sell here.
I have seen homes that are 1-3 years old, and the bond is paid, or extreamly low.

There is a great The Villages FSBO website (sometimes a pain to navigate but you get used to it). We arrived in late Feb 2012 from Massachusetts. Put our 'possessions' in storage and began the 'hunt'.

I had checked FSBO, my MLS website, The Villages website (new and preowned), the Daily Sun and of course Talk of the Villages on a daily basis since August. We knew we were moving to The Villages - we were prepping the MA house to get it on the market.

To cut to the chase - We did our homework; so when we seriously started looking we knew our home when we saw it! We moved in on March 5. So explore all options, come and rent but DO NOT BUY if not ready. Your home will be here when you need it to be.
