Patio Villas?
 

Curious, it seems to me, and I hv no bases for this assumption, that patio villa neighborhoods have more rental houses than cottage or designer areas. Is this another misconcepton on my part? Also, what is the bond on new patio villas? Is it more if the unit is on a corner lot? If so how much more? Thanks

Patio Villa neighborhoods have more PART TIME residents. Some are rentals, some are seasonal owners. Several on our street come for 6-7 months and return mostly NORTH. Some are rentals that are almost all rented for the winter months, and some are rented more often. I would say that for the most part in our neighborhood are the seasonal owners. As I said Yes & No because the answer lies somewhere inbetween.

The bond rates for I believe every village is here, at least the original bond amount, the annual payment and interest rate. All properties in a unit have the same rate regardless of the price of the house, size or location of the lot. http://www.districtgov.org/departments/Finance/amortization_sumter.aspx

we have 96 patio villas in our area on our street we have 4 rentals out of 26 houses half of that are part timers 4 to 6 months and the rest are full time. the rentals have the same people come back each year so far so they are just like all the other neighbors

We visited the new Patio Villa neighborhood south of 466a open house. Asked the sales agent "how much is the bond"? Answer between $12,000-$13,000.

In Bokeelia the bond is $11,500 $70 a month for a 40 x 60 lot

By comparison, the larger designer lots 60 x 90 adjacent are $19,500 $110 a month.

twice the lot for $40 more.

The Cottage models may be a better buy & investment depending on your goals or needs.
