Patio Villas
 
Just wanted thoughts on the Patio Villas...lot of new ones available for pretty fair prices it seems. Will be coming down in Feb for tour and a look to start getting ideas. Have also considered CYVs

I think everyone knows that. Patio villas are very nice. They're great for downsizing. Great as a first Villages home. Great as an investment and great for singles.....all around a great decision for anyone.

There is a 20K difference to move into a larger lot and home in the Cottage series.

You should take look.

Reefer, we are looking at the same as you. Kind a like the court yard villa seems to me to be more private. I like the ranchers, we have rented 3 different ones and like the ones with a wall behind or a fence like in Hemmingway. To each is own.

One thing that can be done (in part) about the proximity of the other adjacent patio villas would be to buy a corner lot, though that comes at a cost.

The darkness inside is easily addressed by adding solar tubes as appropriate. They do wonders to brighten up darker areas of any home.

I imagine it has to do with the direction your villa is facing. Our lanai window got the sun all day long, so it was very bright in our villa. The front lanai's are very quiet. We had a Colony and loved the layout. The cons - the garage was too small; the neighborhood looked like army barracks, although I feel that way about courtyard villa neighborhoods as well.

our patio is sometimes too bright also, buy cons the garage is the same in patio or cyvs , for now with us part time the patio is perfect, in five years we will be looking for a 3/2 but not a cyv i want a garage that will fit a car and two carts

Our Cabot Cove PV is great for snowbirds. Thought about the CYV's but do not like the curved driveway and private lanai. We like to see our neighbors. If we ever become full timers will get larger home with 3 BR's and 2 car garage. But for now we get the lifestyle at very reasonable costs.
