Lanai - Painting concrete
 

I am looking for some advice and a contractor to pain the concrete surface of my lanai. The concrete is over 100 days old and has never had any use. That is, there has been no furniture on it, no food spills etc.

We used Tim Miller. People refer to him as Tim the Tool Man. I do not have his phone # handy, but if you do a search on TOTV, I am sure you could get it. He put an epoxy seal on our garage floor and did a fabulous job. When we moved into the Villages they painted our lanai floorwhich costs us about $600/700. We have an Iris. Tim did a great job for us. It depends upon what model you have but I am sure Tim Miller would give you a good quote.

i was thinking of painting the lanai but now i am looking at river rock

We "stained" our concrete in our first home in Liberty Park. Within a year, it chipped and needed repair. Each of the following 2 years had the same problem.

When we moved to our 2nd home in Buttonwood we opted for river rock. We couldn't be happier with our choice. We've had it for 1 1/2 years with no problems and no need for repairs. It's absolutely beautiful, permeable, lustrous, and still beautiful without additional sealings.

I'd recommend river rock over painting or staining in a heartbeat.

Is river rock a pebbled surface or a flat one? If uneven, how do you get the dirt up? We will need to do something with our lanai floor after it's done settling and hairline-cracking. We're looking for ideas too.

talked with a guy last night river rock need to be resealed about every three to four years, and furniture needs to have plastic ends on the feet other than that i am thinking its the way we will go

Any recomendations for a River Rock installer? Anyone else with pros and cons?

After painting the lania concrete once too many times I finally had it redone with riverrock approx 2 months ago. Can't begin to tell you what a beautiful visual difference there is not to mention the absolute no-maintenance factor as opposed to the concrete. Had this job done by Chattahoohee Riverrock (owner Matt Almus) and the job was done perfectly. Have referred him to a couple of other people who have also been completely satisfied with this professional company.
Approx. 250 sf everything included was $900 and no more having to "paint". Would strongly recommend.

I suggest to you that painting your concrete lanai might be a big mistake. I have beden down this road twice and it can become a future nightmare. I am convinced you would be very pleased with what I now have, it is a liquid concrete application. This is very durable and beautiful. Florida Deck and Pool does a outstanding job with this type of work.
