Buying
I'll be in the Villages for all of October...have kitten/check book will travel. Any advice on TV and non-TV realitors is most welcome.

The consensus here in many threads is that you should work with both both an MLS and a Villages realtor rep. Many individuals are praised and I can't recall posts where anyone was unhappy with certain reps. The one bias you will probably encounter is that Villages reps prefer to sell you a new home because it is apparently to their advantage to do that. Good luck!!

I contacted Leslie..a nice lady with a fine Boston accent...I'll work on finding someone from the Villages..but, my understand is that listing with the Villages is 1% higher than with a MLS realtor so a person listing with the Villages will want to make up that difference somehow...certain things don't make sense to me...why buy new and be burdened with a non-deductable bond when you can buy older with a larger lot and use the bond amount to replace the roof, air, appliances. and flooring for less money..plus you get full grown trees? I get that some folks don't like the risk of old...I'll pay for 2 inspections...the only aspect of buying new is that you may luck out and get neighbors in your age bracket...as I am 59 years old and travel around the world to see Radiohead and edgy jazz and classical music, I'm at a challenge to fit in anywhere. I've been an odd duck for most of my life..if I'm not gonna fit in, give me mature trees. That being said, please accept me as your new comrade. Unmarried female comrades are most welcome;.

I hope to be in your position soon and am considering the same options. I'd be interested in finding out how listing price vs final sales price goes, i.e. how much less a house can be had.

Well, I contacted Chase and am pre-qualified for a mortgage .... Rada the kitten is on her back, paws up and laughing...she thinks gator country will be a gas
