More rentals available?
 

Is it just my imagination or are there a lot more rentals available now for the winter months? It makes me a little nervous because we bought our house with plans of renting it out when we're not here. I know that in the past residents were only allowed to own one home here in TV. Now I don't think there is a limit. Love to hear your thoughts.:)

I know of several people who have more than one home in The Villages. They live in one and rent out one or two others for investment purposes.

I hope someone post a week only, 1 week of Feb, pet friendly so I can dump my hotel. I look and look. None yet. Jan 29 - 6

on thevillages4rent in october there were 407 patio villas listed, this week its about 360ish it changes every week some buy to rent, some buy and rent till they can come down full time an then they stop renting out their house. and what does it matter how many homes you own,,,,,you buy what you can afford to get you vacation home and then move up to the home you love

I think it matters a great deal "how many homes you own" because in some of the big cities, we have what we call absentee landlords. They don't care about the properties or the neighborhoods, only how much rent they can collect. If there is not a cap on how many homes one can own, what is there to prevent this type of home ownership from taking hold here. I don't know what the cap should be, perhaps live in one and own two others, but we shouldn't allow anyone to just buy however many they can afford.

That's why we have deed restrictions. Keep it nice or pay the price.

The only restriction I'm aware of is the one year sell agreement you sign when you close on your new home with the Developer. That agreement is to keep a person from "flipping" your property before a year is up. A few years ago this was happening. I talked to a "guy" who said he owned 32 houses in TV----all rentals.

You can sell in less than a year, however your agreement says you can not make a profit if you own less than a year

This is how we end up getting section 8 housing,,, trouble renting so landlords will gladly take the year lease from the Feds with a assured money without the chance of default and the govt. will pay for all damage repairs

Well then we are one of those. We have two cottages up north passed on by generations of great great grand parents. We own our home up north, and we bought a home for our parents to enjoy when ever they wanted, in the villages and i don't consider any of our properties as neglected or run down, we take pride in our homes, and to be fair many veterans fought for our country so we have the freedom to choose how we live. We are very blessed to have the lives we live, until our last breath.

This is my 4th year renting in The Villages. Love it. However, do not assume that because you see a place for rent in village4rent that it is available. People do not update their calendars, or when you look at the detail of the listing you see it is not available. Last year I sent out over 30 emails and had 29 "sorry, already rented". villages4rent needs a new calendar option that you can search by month and the owner can indicate that the month is not available. Another web site has this option.
I got lucky this year. I think it was the 4th email that came back with a positive reply.
Note: I was only looking for Feb and Mar.

We bought our first house in 2002. We've owned two or three at the same time. Who cares how many houses you own. But if you plan to rent a house "all year" good luck. Maybe Decembe. January thru April is best but thats about it. You will never come out even. It will always cost you money out of your pocket. Best of luck.

We use thevillages4rent and I am updating daily, however in this past year even though on the first page it lists available dates, and in the search only months that are available, I still get 1 to 2 emails a day wanting to rent our home. I send them an email within the hour saying sorry but as posted when our first available date is. I use the first page with the picture to List our dates, so people don't get hopeful, and on the info page. Maybe as a renter you could give me a pointer or to how to improve
