What's the story about Pre-Owned Homes owned by The Villages.
 
Are they trade ins

Do they buy up the good deals as a investment to keep the prices up

Or are they just selling them for someone else

I presume you are talking about those advertised on the Villages website. If so, The Villages is simply acting as the real estate agent in selling homes owned by individuals. I don't personally know of any that have been actually owned by TV. If they were in foreclosure, the mortgage company would be the seller, which if it were Citizens, is owned at least in part by the Morses, but not directly a part of The Villages.

Do you mean the resales on The Villages site? They do market resales too, for the owners. They don't buy them.

So if you trade up or down they will handle your resale for you.

NO...trading. If you want to sell your home the villages will sell it for you. Or you can have a MLS agent sell it for you.

They will not take your home as a trade. Nope. And they will NOT negotiate on the price of a new home. NOPE...not at all.

I was mightily surprised about that. You can buy a new home at the price they offer it. Amen. End of story.

I'm not sure what you are asking but I think Gracie covered it.

The existing pre-owned homes on the site can be sold through a VLS, MLS agent or it can be sold by the owner, (FSBO). It's the owners property. Price can be negotiated.

New, spec are owned by TV and are sold at the price stated. I believe that price is non-negotiable. Once you purchase a home, it's yours and doesn't belong to TV. If you decide you want a different home that is owned by TV, you must sell the old one and then buy the new one, (price is non-negotiable).

I hope that clarifies it further.

:agree:My wife calls the developer "Pottersville" after Mr. Potter and Pottersville from "It's a Wonderful Life" however I believe in TV you get much more value and it's a much nicer place to live.
