I don't see where this is a surprise. The property around Lake Deaton was purchased a while ago and I'm sure it was not intended to be pasture land. All the work the article describes is north of 44, where TV has always intended to be. Now if they were working south of 44, that would be news.

My question is why they would want to fund the interchange at the Turnpike when build-out is not too far away. From a sales standpoint, that interchange would have been beneficial years ago. Now, it would simply be a shortcut for TV residents to get to the turnpike.

Unless there are thoughts of continuing TV south of 44.

Good question, Mike. We had a pretty long thread about property purchases a couple of weeks ago when all of the ownership of the land around the proposed exchange came out. hard to know what they plan. I did note that they've owned that land for several years.

If it were me, I would want Brownwood to eventually become surrounded by homes from TV. But that may not be practical. And another question we really didn't have an answer for is, "at what point would TV be too large?" I certainly don't have an answer, but I think even with Brownwood the idea of a golf cart from north of 466 to there is pretty extreme, let alone if they do end up building south of 44.

I guess you could say the developer may not know, but they seem pretty smart. So I would think if there is any thought at all about going further south they would have already purchased the land or gotten an option through shadow companies or agents long ago before Brownwood was even designed. It will be interesting to see where things go.

I do agree spending all that money for the exhange if they are about done seems odd. Of course one of the things I always find interesting is what their success has done to their marketing. I remember several years ago when I started seeing TV commercials during golf. All that stopped years ago. Honestly they don't do much marketing and don't seem to need it. Stuff just seems to sell as fast as they can build it. It will take something like the IRS ruling to sidetrack it, and I'm not even sure that would.

Luckily for residents and the rest of us, I believe the place has reach critical mass. It may change in the future, it may actually become a city at some point, but I believe it will continue to prosper.

Most highway work of the magnitude of an interchange is not done voluntarily by a developer, but rather is required by the state/county government as a condition to build houses or commercial areas.

So, the fact that it has not been completed yet is not uncommon. I remember when my former company wanted to build a major expansion to its facility, one condition was a major enhancement to several roadways that would have to handle the traffic. The building expansion had been completed for several years before they finally started the road enhancements.

It's a fairly simple process to get on the county website, follow the ownership of property, watch for zoning changes, and read the minutes of the county commissioners meetings to see petitions for zoning changes or submitted subdivision plans. No rumors there !!

I certainly hope this is the final phase of the build-out. 100,000 is the same size of the city where I grew up. That's big enough for me. Wasn't build-out suppose to have 110,000 residents?
