Rental tax
 
How do Most people handle the tax on rentals, include it in the rent or add it on? Or just don't pay it?

I think ALL the owners who rent should include it in the rent...upfront....my friends were all set to rent a house here in The Villages last year but when the contract arrived in the mail the 9% tax was added on.....they rented a house which had the tax included in the rent.....they felt it was sneaky of the owner to quote one price, but then add the tax on separate.

Just so everyone is clear ..... the 9% is made up of a 7% sales tax and a 2% short term rental fee (less than 6 mos).

The 7% is made up of a 6% State of Fla sales tax and a 1% county supplemental sales tax (this varies by county) and goes into the state's & county's gen tax revenue.

The 2% county short term rental fee (also known as a "bed tax") is typically used to fund a county's Tourist Development Board. That was the $$$ used by Sumter Co. to fund the now infamous "Brownwood entertainment grant".

I don't think I had heard of the "Brownwood entertainment grant" nor why it was "infamous". Would you please elaborate?

What is Exempt?
Certain leases and rentals are exempt from sales tax. The owner or owner’s representative must keep documentation to support the exempt transaction. These transactions are exempt:
• Rental charges or room rates paid by a person who has a signed, bona fide written lease for a continuous residence longer than six months. If there is no written lease, and a person has continuously resided at any one location for a period longer than six months and has paid the tax on the rental charges or room rates due at that location for the first six months, additional charges for continuous residence at that location are tax-exempt.

I stated in my posting that these combined taxes were applicable for rentals of "less than 6 mos"
