Enclosing Lanai
 
We're looking for recommendations for contractors to enclose our lanai. We don't want another room, just sliders or windows to keep out the ever present dust/dirt particles.

Any info would be most appreciated. Thank you :smiley:

We found our enclosed lanai such a lovely place to spend our time we ended up with drywall and will soon have heat and air. You might be suprised how nice it is to feel like your outside without really being there. Good luck on your project. Can't provide a recommendation 'cause we bought the house with the lanai already enclosed. My only wish is that the windows would be double rather than single pane.

Whites Aluminum (I know I spelled that wrong !) did ours. Excellent work.

Don't have a recommendation on installer but...

My neighbor has the type of enclosure that opens up 4 fold on a quad track. So if you want mostly air you can open the doors into one pane space and get 3/4 of the air in. His also open all the way to the floor (many people keep the bottom 2 feet fixed).

So many decisions!

We used Elite Lifestyles after going to a few open houses for their work. Used deep tint windows and low E glass. We have been totally satisfied.

We are in the process of enclosing our lanai, we choose Custom Windows in Leesburg. Had another bid from Elite both were about the same. Both company's offer low E glass windows double pane.

Another thumbs up for White Aluminum. They did an excellent job enclosing my lanai in glass sliding panels.

White Aluminum is doing ours now. Signed contract Dec27 and told 6 weeks. We are now at week 10, still not done. They ordered the wrong size door. Windows leak when it rained last week. Two screens had "Runs" in them. Field supervisor was out last week. He was not happy with the SUBCONTRACTORS work. But he has not gotten back to us. We used them because some of the neighbors had good luck with them. Found out they have about 15 to 20 subcontractors working for them. Some do good work, some not so good. I may need to go to Seniors vs Crimes.:(

I think when U contract with someone U should ask if they R using subs or their own crew (employees).

Insurance issues may come into play.

If they use subs......Y do U need the contractor, go direct to the sub

Believe it or not, Our General contactor who was a former TV Building Supervisor, uses subs and for the most part they are the same guys who work on TV newly built homes....this includes T&D for concrete. block and rebar work, as well as the same framers and floor people for tile. I got estimates from T&D ...they are a great company...but they were very high in price and the time to start (months out) was not within my range. When I contracted with my General Contractor, who is a small business, I had no idea who he would be using as subs....but he had done other work in our home and that of neighbors...all positive.... and this was a fairly large job for I was enclosing our lanai w heat/ac, raising the concrete floor, drywall it all and then building a new CBS hobby room addition. Being a small business, he is at their call in terms of being available to complete his job, but he does have a great repoire and gets it done. Any risk was more offset by the differnces in price.
So BOTTOM LINE, for me to go to the guys who had a great reputation such as T&D, it was just too expensive and they could not get to me on my time line.....BUT I unknowingly got them anyway at a much cheaper price through my General Contractor who knew them all through his prior work experience. . All subs were licensed/insured, all plans county approved and inspected, everything came in as expected with no surprises at the end. Think of it as being no different than someone going to Verizon for Cell phone service and paying over $100/month but you can go to Wallmart ...get Straight Talk which uses Verizon Towers for only $45.

We just had our lanai enclosed with slider windows (floor to ceiling) and privacy screening. We used Custom Windows and Exterior Design from Leesburg. Mary, our salesperson came to our home, showed us several options, did a thorough measurement and gave us a very fair price. They showed up on time, did the installation in one day and did a thorough clean up. They also filed for the permit and TV Architectual Committee approval on our behalf. When the county building inspector came for the final inspection, he said that he always sees quality work by Custom.

Called their Field Supervisor for update on when I can expect the door to be installed and to fix things. He hasn't gotten back to me. (I think their phones can receive calls only. They never call you back). I will try contacting the President of the company. If you get the right subcontractor you might be OK with this co. IMHO STAY AWAY FROM WHITE ALUMINUM. This Friday will be week 11. Told job would take 6 weeks. :(
