Flood insurance
 
Just got my bill for renewing my flood insurance policy. It's now over $400 per year. I'm wondering if it's really necessary. I'd like to hear what others think about the need for flood insurance in TV.

I would think it depends on your lot location. We have been here 7 yrs and never got flood insurance.

We bought in 2001 and never got flood insurance. I don't believe the topic ever came up. The topic of title insurance came up; we went with it but feel it was a waste of money??
(From the Bronx too).

Your sales document should specify which flood zone designator applies to your lot. Ours is zone C which means only a 500 year flood risk so we did not purchase flood insurance.

Flood insurance
 
When we lived in the midwest our house was a split-level with a bedroom, family room and laundry area downstairs. The downstairs door opened outside to a small stairwell. The neighbor's downspout faced the stairwell. While we were at work a heavy rain storm filled the stairwell with water (there was a drain but it became clogged with leaves). The water came under the door and flooded the downstairs soaking all the carpeting. The insurance company said it was a flood and paid nothing. Lesson learned...
