POA and other monthly fees
 
I want to move over to The Villages to a medium size Court Yard, before I begin to look I would like to know what are all the fees, Monthly, quarterly etc. I will be looking at resales bond paid would be a plus, with a wall in back, closer to Sumter Landing. Your help would be greatly appreciated.

To my knowledge you don't have to belong to a POA. We currently are not but have been interested in possinly joining one in the near future.

We have a CYV purchased new two years ago, our amenity fee is $135 a month. If you're not interested in having a realtor contact you, I would suggest what I did initially. Go to Properties of The Villages website. Under 'type of home' select courtyard villa, then select the BR's and price range. All the resales currently listed with the Villages Realty will be shown. If you want to live near Lake Sumter you will be purchasing a resale. The homes that most interest you, type their address into a google search and then you'll be able to see it's location on a google map.

I suggest you go to "Nuts & Bolts of The Villages" Start with the home page and scroll down to near the bottom to find it. It is filled with almost everything new folks need to know. You are not required to join any homeowners association, but besides the monthly amenity fee everyone pays, there are normal costs you need to factor in from the beginning. "Nuts and Bolts" really helps with that. Good Luck!

This will tell you the annual cost of CDD and the annual and balance owing on the bond. Just need the street name.

"Our" amenity fee? Doesn't everyone pay the same. We pay 145. Actually think it went up to 148. Thanks

I would bet the OP mis-spoke when they asked about monthly POA expenses. The POA (Property Owners Assoc.) annual membership dues is $10 per household and is completely optional.

I believe the OP was asking about average monthly expenses, i.e. amenity fee, garbage, water potable and irrigation, sewer, sanitation, etc. that are billed to the homeowner monthly in one bill by the VCDD Utilities.

the amenity portion of the bill varies with the purchase date. We purchased in Dec. 2005, and our amenity charge is now $145.60. Potable water is approx. $15, sewer $26, Irrigation $15, Sanitation Collection $18. Obviously when you're not there the water and sewer charges will be less. You pay sanitation collection whether your present or not. I would bet the total monthly charges for the above items average between $180-$210 for full time residents. Hope this helps.

gryoung: you are correct regarding the amenity fee as being based on purchase date. Ameity fees can only be increased 1% of the CPI as I recall. So those purchasing new homes now will pay the current ameniry fee prie subject to % increases.

Irrigation is billed at $1.92/Thousand 0-7,000. Above 7,000 @$3.20/Thousand. In a CYV, you should be able to stay close to the 7,000 mark. Homes with larger lawn area and more sprinklers may use more irrigation water. Using 7,000 gallons will cost you $13.44.

We bought a spec designer in 11/2011, and our amenity fee is less than $140. $137, I believe, or a little less.

The rhertorical question is why do we have base prices for water and then a sliding tree tier rating system for water use from 0 to 4,000 etc. Is there double billing in our water rates? some of these charges seem gratutious????
