$190,000 for a patio villa?
 
Just saw on thevillages.com/homes that someone is in the process of buying a Patio Villa with an asking price of about $193,000. Let the bubble begin!

I see a sale pending for a patio villa with an asking price of $159,900, but I don't see one for 193K.

Some of the end units are quite unusual with private, large side lawns. Some have renovated kitchens and bathrooms. The price seems high, but it may just be an extraordinarily appealing unit.

If you check new homes, most Patios are starting at $145,000 (Colony) unfurnished and some as high as $176,000 unfurnished, The one at $193 has had additions and is in a prime lot, so I guess that accounts for the price.

We bought a new furnished Colony in February for $149,700. The home cost (less the furnishings) shows as $139,000. So it seems things are creeping upwards in price ($6,000 more than what we paid)

It's expanded, it has a privacy lot, AND it's walking distance to Lake Sumter Landing. Location, location, location!

The bond is paid as well....so perhaps has something to do with the price.

The sale price may be considerably less than the asking price. And as Not Golfer pointed, the bond is paid.

I have a Colony Patio Villa. Its had a front enclosed lanai as well as a rear enclosed lanai. Bond is paid. I would sell it in a heartbeat for 193,000. But it would be my last heartbeat because my wife would kill me.

Yes, excellent location. Sabal Chase always sells well. Lots going for this property.
