Amount of deposit required on a spec?
 
Does anyone know how much of a deposit is now required (prior to closing) on a spec designer home?

(We just want to be ready to jump on it when we find "the one". . . and we're hoping that happens soon!)

10% within 7 days of signing the purchase agreement, the rest at closing. I purchased 10 days ago.

We bought Aug 30. We close Oct 7th

We put 10% down that day. The rest due at closing.

We arrived at 10:37am and signed a contract at 3:15. This was our first visit here. We bought a new home in Charlotte. Already have visited our neighbors home While we were looking at the house, they invited us over! Never met such friendly people. All this on a 4 day visit! Can't wait to get back!!!!

For others who wonder. FHA and VA aren't accepted on new homes.

Hope you find this place to be your new home in every sense and you will enjoy it as much as we do after six years.

To us, it is lower Paradise.

#1 call your sales rep. If you don't have one, then you should get one. They are very good, not forceful and work for you too. 20%

You can hold a house with your credit card for less than a week, but then need to put the 10% down by wiring money which is the easiest way to do it. Recommend opening a local Citizens Account as then it is easier for wiring money to here locally for the closing.

When we put a contract on our new construction house in February of this year, we heard you couldn't negotiate, but we thought what the heck, we'd try and see what happens. Nope...they wouldn't budge on anything! If you don't want to pay the price listed, someone else will. Pre-owned is a different story...there may be a little wiggle room.

No negotians at all on new homes! Pre-owned homes are another story.

Lots of pre-owned have little or no bond. New homes have bond between $23,000 and $50,000. That makes a huge difference! You can negotiate price on a pre-owned. Lots of extras may be included in a per-owned you would pay extra for in a new.
