Sorry one more question. I am looking at a resale that has a very poorly painted garage floor. I believe it is epoxy. It has blotches. It has light and dark patches. In short it sux. It REALLY is a bad job. My question is can it be fixed or epoxied over somehow?

If it's a good price and you love everything else I wouldn't get too hung up on the garage floor issue. Good question but keep it in perspective.

Our garage floor on our resale was horrible too.but it didn't stop us from buying it. My husband cleaned it with TSP and power washed it and got some concrete stain from sherwin Williams and that was 2 years ago and our floor still looks good.

worst case is it can do no worse than look like.....A GARAGE FLOOR!!!!

You are missing the point. No I am not going to walk away because of a garage floor. The question and my point is if I do buy it, do I have to live with it or can it be fixed or stripped and done over again?

Yes. The epoxy kits from Rustoleum have instructions for going over an epoxy floor already done once. Pretty much the same as the original process, cleaning , etching, and painting. I have never seen it done, but according to the kits it can be done.

If you search here you will find names of folks recommended to do that for you. I would call one and ask as I am sure they have done it before.

You can re-do floor over the old. If you should buy it, do it before anything else, while house (garage) is empty. They also have matting that can be laid on garage floor, if you care to go that expense. Good luck!!

You can also install a plastic tile floor, made for garages, right over the existing floor. Its not cheep but way better than painted floor and you can have a variety of colors and patterns to choose from. Good luck.

The neighbor painted his sidewalk light green then after that peeled he painted it dark green which again chipped off. It was a mess. He hired a driveway painting company to come paint his driveway and sidewalk. Before they did the speckle painting on the sidewalk they water blasted off the paint and started fresh. Maybe this is a possibility. Sorry I don't have the name of the company that did it. You might call around.
