A LOT of new homes.
Just curious what some of the sage residents might have to say about the seemingly huge inventory of new homes available. As of Nov 15 there are 372 and at least another 100 ready to come on line at any moment, totally completed and CO's, in Hillsborough. Almost 500 new homes for sale and a considerable amount left in Collier, an absolute building frenzy as far as the eye can see in Hillsborough, what's going on? These aren't the $175K versions, low $300's to $700's. I am thinking an inventory reduction program during the coming holiday season. Any thoughts?

I believe it is getting very very crowded here as evidenced by heavy traffic empty food store shelves and long lines...and we are not even in prime season yet

The design program is coming to an end and only spec homes will be sold. As efficient as the design process was, the spec program will be warp speed.

Well I'm not a sage but this I know. They're selling homes a record pace. The high season is coming and they want a large inventory for the hungry shoppers. They don't want to hand out rain checks or tell them sorry this is it. Yea the prices are up but so is the demand. I'll bet the houses won't stay on the shelf very long. JMO

there are sure a lot of homes being completed, sold, and occupied. no chance the prices will be reduced. why should they be? a shame that there are no more custom features allowed. on some streets the homes are all practically identical, same models and the same color. that is a shame.

According to their ads, they are selling over 260 houses a month. That means there is only a little over a month's inventory on hand. A lot of car dealers wish that they could keep their inventories that low!

Was told by my builder this week that they are aggressively constructing south of Hillsborough Ave. and that they are maximizing home size to whatever the lot allows with as many as possible high end features. Seems this is a means to counter the fact that they are not allowing home design by consultation and by constructing higher end spec homes. Seems like a good thing.

Yes, i've noticed that spec home prices have gone up but the new ones are bigger and have more custom features.

That will be interesting to see. It appears to my eye that many. maybe most home built to order have upgraded choices south of 466A. I am sure that they make choices about what to build from what they have been selling. Nothing slow about them.
