Manufactured Homes
 
I wonder if these homes retain their value, got my eye on one on Tarrson blvd.Does anyone know about that neighborhood? I was also told these homes cant be insured.what to do What to do?

Manufactured homes can be insured. I believe we used Foremost for my father in laws. They can retain value if they are kept up. The one we bought for my wifes dad is right next door to our house and is in great condition. I think that the question is naturally "what is the location like?" Some people have been buying single wides and removing them from the lot and putting in bigger double wides. I think that this is going to be the wave of the future in this section of the Villages. Some of the older singlewides are nearing the end of their life exptecancy, so more and more of this will be happening. A clear example of this can be seen on the corner of Paridise and Aloha. If I remember correctly this was done just this year. Another example can be found on Vermont. In both cases they replaced the older single wide with a brand new double wide and the result was fantastic.

The price of my mother's double wide (1100 SF) with attached Florida room and attached golf cart garage/laundry/storage area on Boone Ct has doubled since she bought it 17 yrs ago. It still looks very good.

She said that she didn't know it was a manufactured home until she had lived in it for about 5 years.

There is a maximum age that you can obtain insurance on a manufactured home. Don't remember exactly what it is, but Villages Insurance can tell you. If you can't get insurance you can't finance the purchase. Some of the areas around 441/27 in Orange Blossom were also designated as being in the flood plane. We owned one as a rental for one year and sold it for what we paid for it. You may discover, if you have one, that those giant oak trees are very messy. Filled many bags with oak leaves.
