My next door neighbor just did what you said. He sold his designer home and moved into a 2 BR 2BA with eat in kitchen 1-1/2 car garage CYV that he bought for $217K. It was all original, the previous owners only had the landscaping redone. However, it's a $10,000 Mansfield job that is beautiful.

They bought the villa last March and didn't move in until late May. They had workers there everyday for about 3 months redoing the floors, the countertops, appliances, crown molding, etc, etc. He parks his car in the driveway because he has a saw and all kinds of shop equipment set up in the garage. Now 10 months later he still has Doc's Restorations trucks there everyday redoing both bathrooms. He had the lanai enclosed, added a Sunsetter canopy in the back, solar tubes from Solar Guys, if there is an improvement out there, he's had it done. He has added at least $50,000 to it. To me, he overbuilt for what he has, I guess it's the home he'll die in.

So my advice is, try and find a CYV with a 2 Car garage and 3 BR's, whether a pool is still important, if so, they're out there. In fact another 3 BR with a birdcage pool is for sale on my street, they're asking $409K, they won't trade because they're moving back to Minnesota.

We have considerd doing just that, but we’re in no hurry so in an effort to save the $35,000.00 realty fees that would go to an agent for the two homes, we will continue to look for a trade.
