If one wants to advertise an Open House or an ad for a home, shouldn't they also remove or modify those posts? Seems there are a lot of obsolete posts ... not complaining--I know how to scroll (LOL), it is just a suggestion.

is there a way to delete an old post? Seems like after 10 minutes or so, you can't even modify a post. I'm new here, but I don't see any way to delete a post/thread. maybe someone can enlighten?

You cannot delete a post. Most people edit the post by removing everything and add "///". I am not aware of a 10 minute time limit for edits.
