Is it possible there is something major wrong with this property, needs major repairs inside, or the owner is just unrealistic in the asking price and won't budge???? It looks like most properties in TV sell within a week.

This seems to me to be a failure to properly market the property and I'm curious how common this is. I'm certain that my $20,000 + commission should afford *SOME* marketing within the first month. Pretty sure I'll never list with these guys if we decide to sell...JMHO

You should give them a call to give them a chance to answer your question before complaining.
Sorry about complaining.

I don't want to buy the house... simply a curiosity (observation) as to why Properties of TV would ask full commission and not do all the work to fully market the home to the public. Again, I may need to give some serious thought to listing if they aren't going to do the work.

Thanks, as someone posted, it isn’t listed in TV app. There is a house for sale on our street that isn’t listed either. Weird.

Is there a secret code of ethics when the owner does something extra with a listing? What would the MLS agent do differently? Your explanation could sway my thought process along with many other on this site

Sour grapes from a Villages hater with no evidence to backup their claim. If I hated it here, I would be gone already.

Old trick - Leaving up the sign draws in drive by potential buyers to the agent.

Or backup bids. Our friends house sold by MLS rep, 11 days later buyers remorse, pulled out from the deal.

Our TV rep prequalified, and had the money in account within an hour. However there were 2 couples that had their name on list in case deal went south.

We’ll maybe these are the first ones the realtors show, so they don’t have to market or advertise!

Bradley60 01-31-2022 08:21 AM

You might want to check your listing contract with the Villages before you do that

When we put our home up for sale we asked for no Open House, and our pending sign was never flipped, just remove at close, which was 17 days later.

The house is at 1211 Pineywoods Path. Jasmine; 3 Br, 2Ba, 2 car garage (no cart garage)

Anne. Code of ethics. Not for the villages salespeople.

Bradley60 01-31-2022 08:24 AM

Because they are not realtors,, only sale people

Don't be a tool, fool. I love it here, doesn't mean we shouldn't ask questions - ffs

Bradley60 01-31-2022 08:26 AM

The villages doesn’t have a MLS. Only their web

Wrong. They are licensed real estate agents. Realtor is a trade designation. It has no bearing on anything.
