Default Your RE broker

Wanted recommendations for a super Village corp broker and MLS brokers that are fantastic and really helped make the deal and earned their commission.

I was told over the phone that on new houses their is no negotiation

I can't believe that, they must give some concessions.

Seems like on another thread I've read of a 4% discount on certain models or closeouts from time to time.

We used Lyle Gant and were 100% satisfied! He's a great guy and great to deal with.

We were and still are very happy with Pricilla Hart in TV Sales office. Pricilla is very low pressure, very knowledgeable about the models and options, only showed us the models which fit our criteria and price range, followed up on everything she promised us, met us at the granite yard to advise us on the quality and color of the granite slabs we choose and has never once let us down. She originally worked in the design center and is very good at decorating. When I asked her to contact us when a new unit was opened for sale she called within 1 hour of the unit offering. She emailed the plat, we selected a lot and had a hold on it by 11:00 AM on the day it was first offered. I could go on and on but you get the idea. Good luck.

I used Sara Godleski. She took us around for two days whie we were on life styles looking at 30 houses. She saved the best for last which is the one I bought. Vote three for Lyle Gant for the MLS side. We like Tony Trussler for a TV salesperson, low key and very accomidating. It is true there is no negotiating on new homes, but TV has discounts on many spec homes and offer a discount on building a new home. Once those discounts are figured in it is take it or leave it. Enough people take it to keep the new homes moving.

It is only on new homes. Remember they are building 200+ homes per month. They are priced to sell. Discounts do show up on homes slow to sell.

Pre-owned homes bought through The Villages are negotiable. It is the owner that makes the final price decision.

Just to clarify, pre-owned homes bought through TV, MLS, for sale by owner, BuyOwner or any other method are negotiable since the seller makes the final price decision.

I guess selling new - is take or leave it, great for the developer to be in that position.

When I get there I'll still give it my best to try if I go new.

I bought my house new. When I looked at I asked if I could make an offer and was told the house was already discounted and it was fully furnished. When I signed the P&S agreement they showed the amount it was discounted. When I compared to used homes I didn't think I did that bad and I had a warrenty.
