When buying I would counsel working with both a non-villages realtor and a villages realtor. Villages relators will show you existing homes that were listed on the Villages Listing Service (VLS) but not on the Multiple Listing Service (MLS). Villages realtors will tend to soft-sell existing homes in favor of pushing the more profitable new homes. A realtor not working for the villages will show you villages homes on the MLS but cannot show homes listed on the VLS or new homes. By using both villages and non-villages you'll be exposed to many more homes than if you only picked one. I bought my home using a MLS after a failed Villages sale. BTW, based on my experience, I would think twice about ever list a home with The Villages

Originally a FSBO and they went in high. They're now with a a MLS only list outfit.

What this means to you:. If you knock on their door you should reasonably expect 3% off as they won't be paying the full commission load. I have no inside info, this is my thought knowing how these MLS listing only realtors work and since it stale on the market. PM and I can tell more.

I know you’d like to save the realtor commission however it maybe in your best interest to get one AND not necessarily a Villagers sales person. I have used Karen Kamperman- Keller Williams to sell 2 homes and purchase 2 in the past few years.
