Sorry, I was not referencing The villages with that comment. I currently live in a senior community by Ft. Lauderdale. We have to provide Tallahassee with a census for the 80/20 rule.

By the way, has anyone heard of a 55 plus community losing their exemption?

A better question would be "Anyone know anyone under the age of 55 that has been officially turned away".

Age is easily tracked by the ID card system. Can even track guests w/guest pass , all in a database.

A lot of these communities are governed by a Home Owners Association that hires a management firm to conduct their affairs. Our community is governed by the Community Development District. Our CDD would be responsible for conducting a survey if we were challenged.

There are more angles to this subject than a ping pong game. If you google "55 plus communities" you will see what I mean. For starters take a look at http://palawblog.stark-stark.com/upl...o%20Packet.pdf
That site may have been mentioned earlier in this thread.

Also google "Housing for Older Persons Act".

I have waded through a lot on this subject and feel I have a good understanding of how it applies to us. However, explaining it would be like trying to explain Einstein's Theory of Relativity.

I am confident our District government is going to keep us in compliance.
