Drive around north of 466 in the neighborhood by the Methodist Church, make a left by the pool, drive straight till it ends, make a right. There are 2 homes in the golf course side that expanded on the front of the house.

Have you given any thought to down sizing the stuff you have and reorganizing your first floor so you don't have to sleep up stairs any more? Just a thought, good luck.

we expanded the front of our home. the bedroom and the garage were fine with us the way they were, but we wanted to add to the
living room area. we also wanted to keep our covered sitting area in the front. we had elite llifestyles look at it and we hired them. they expanded our living out the front 9 feet and reinstalled our front sitting area using a gable to cover it. it looks original and visitors don't even realize we expanded until they enter. elite also built a 26x15 room off the back and a screen room. they were great to work with and we found the owner, rudy, and his crew fair and honest. they did a wonderful job on all three projects.

Our front facing den was just too small for us at 10 X 11. We have an oversized lot so we got it approved to double the size of the den and add 7 X 8 safe room(4 walls reinforced concrete) for storm and valuables protection. Just draw it up with measurements on a copy of your house plans, showing distances from street and property lines. Take it to the architectural committee for review and approval. We have a designer home as well. I have a friend with a premier home that pushed a wall out another 4 feet toward the street on his den as well.

You can add on any were as long as it meets the set back rules . Depending on how far back the other houses are from the street is generally the set back . Look around at the other houses near you, they should have about the same setback from the street. I don't think that the board will approve you to build out more than 4 ft further than the other houses around you, you could by 4 ft extension to the garage when you built the house but that just pushes the house back on the lot. So look to see how far your house sets back from theirs add another 4 ft and that is probably all there going to let you add on to the front. I'm just guessing

Of course you can call and ask anything you'd like. Asking general questions sometimes result in general answers. Not to mention the person you are speaking to might not be the final authority for what you would like to have done. Additionally, depending on the CDD you are in, it might still be under control of the developer, which may or may not have less stringent requirements. As I found out.

If you have a builder in mind sit and talk with him/her. There is a restriction as to how close your house can be to the road. The builders should have all this info at there fingertips. Otherwise contact the county/ town building dept. If you are computer savy then go online.
