Sounds like a lot of hoops to jump through.
I'm thinking more of seasonal or other short-term renters. But after reading the comments, it may just be more trouble than it's worth. Now I'm leaning more toward just leaving it vacant and getting someone to do the lawn/etc.

We rent our house from February thru summer. I don’t myself but it took awhile for me to set it up. I pay 9% transient taxes each month if necessary. I have a contract for each month (we pay up to $130 in electricity, golf cart included, and fully furnished). IF you rent 6 month and one day, you don’t have to pay transient taxes; less than that, you pay taxes to FL and also Lake County.

At first, I searched for someone to ‘watch’ our house when we are not here; their fee was $200 a month, and, if we were here living, we had to pay the $200 a month to them! With the expenses of two house, we were not going to pay them $200 a month!!

We have had many nice tenants who have watched our house while they lived here.

$200 per month for home watch services sounds way too high!

OP have you decided yet if you're going to rent your home out we would love to know! Maybe you can tell us the deciding factor.

I agree. Think about it. If making money as a landlord were as easy as just buying a house and turning it over to a full service management company, almost everybody would do it instead of buying stocks and bonds. Being a landlord has never been that easy.
