One additional thing to consider, and determine if if matters to you, is what the area might be like in terms of seasonal versus year round and also the degree that the area is air b and b. Love our area and we are hear full time...and on the younger end of the range. Have met A LOT of friends and neighbors of all ages and, as mentioned above, play in golf and pickleball groups with others of all ages. Some people we have met from other villages have been somewhat disappointed by the number of "rentals" in their area versus other full time neighbors. Again - might not be a concern for you one way or the other, but for some, is a significant consideration.

Are you the "can barely get from my walker to the couch" kinda 80-year-old? Are you the "if they didn't force me to retire I'd still be working so where can I volunteer" kinda 80-year-old?

And - did you know! There are those kinda 80-year-old categories in EVERY age bracket? In other words - tone down the ageist mentality. Pick the area that looks best for you, within your budget. You can't pick your neighbors. They'll die or move, eventually. So will you. Your friends and acquaintances will be whoever you attract to you based on your personality, interests, and outlook on life.

Personally, I would look in the area between 466A and 44 as there seems to be a good mix of young and old. Plus, the area is well developed and everything you need is close by….shopping, restaurants, entertainment, activities. It is going to take several years for the southern area to have the stores, entertainment, activities that we have up here. Just my opinion…..plus I’ve heard the bonds on homes down there are considerably higher than up here depending on the home you buy. There are plenty of beautiful existing homes for sale north of 44.

Moving or living in a 55+ community I don’t understand the concern about age.
I live south of 466A with our neighborhood being built in 2012-2013.
The ages run between 60-90. Who cares how old someone is?

North to South
 
IMO,
At our age (70 to 80) I don’t see any advantage to buying new or pre owned South of 466A.
The North is much more mature and feels to me more of a small town environment.
Most pre owned homes for sale seem to be updated before they sell. The North also has either paid off bonds or very little left. The developers are modernizing areas in the older villages.

That's what we did...

While there are some wonderful looking neighborhoods being planned farther south, we just didn't feel like living surrounded by construction for the foreseeable future...

Plus, there were only a few new neighborhoods under construction when were ready to buy...
