I have been watching TV build for a long time now, and when someone talks of "the end" I just chuckle. I would love to use the words "for sure", but nothing is ever "for sure". The Villages in my opinion is on its way to Colman. There is electrical expansion going on down County Road 468, off of Cnty. Rd.44. Then, they are building a bridge over the turnpike (I believe to Village property). Now, in my opinion, that road wasn't that heavily traveled to spend that kind of money.
Also, the placement of Brownwood is too odd, if they weren't going to cross 44. I expect, not too far down Cnty Rd. 468 there will be another square. Time will tell, but if someone wants to put some money on it, I'd be willing.

I do. It seemed many thought TV will be done building in 2020, and I know realtors told me they didn't know if they we going to cross 44. It seems, some are still not informed.

Buildout is a myth. I've ben saying this since th day I arrived almost three years ago.
I just posted something about this on another thread recently so I'm not going to repeat myself. As long as people want to come here and buy new homes, why would they stop building?

I would think they will need to establish commercial districts on 44 to sustain any growth. Driving from 44 to 441 is inconvenient at best. The long term income for the Developer must have commercial properties. Also, not sure there are large tracts of land available, lots of signs but understand they are relatively small, maybe hundreds of acres rather than the thousands necessary. As in the past, everything in this thread is pure speculation since the Developer never announces his intentions.....but hey, speculation is fun......

TV will probably be built out at some point in the future, but I don't believe it will be in any of our lifetimes.
There are too many "new" hands in the pot now.
The new Rohan Rec Center is a sign of the things to come in the area of Rt. 44.
Don't kid yourself; they will buy up parcels of land acre-by-acre, if necessary.
I don't know any of this as fact. But to me, it just makes sense.

Sunnyatlast - you are right. In the area that I currently live in up north, just a short year or so ago, when I would talk about The Villages no one had ever heard of it. My, how things have changed! Now when I mention it, it is unusual when someone doesn't know about it. I have no doubt that this is going on all over the country and may be part of the reason why TV is seeing a continual increase in new buyers. The word is definitely OUT!!

Interesting thought on the southern expansion of TV.

- Perhaps the long term goal of the Developer is to continue on building until we run into a Costco - to silence those that want one...

- Or even continue down to Disney, and have monorail access to each Village Square. The Villages would be renamed OldPeopleLand. 'course by then Park tickets would be $595 a day.

- And, if they do expand to Coleman (the Federal Penitentiary) would that facility become its own Village? 2,000 inmates/Villagers and their lots are very small... nice amenities tho.

MnGirl, I totally agree with you! Another key of this expansion, that you didn't mention, is 301 is also being widened to 4 lanes(and a boulevard?) starting at I-75 just south of Wildwood that will intersect with County Road 468 just north of Coleman. This is going to create a gigantic wedge of land south of I-75 that will be surrounded by all new 4 lane roads and utilities that will be ripe for development.

Well I've said they weren't done for a while joking Key West is a long ways ahead. If you haven't seen the Article in that other Villages online news they're now going after the big plot at Rt. 468 & 466A in Wildwood. So no I don't think anytime soon. As long as there is land and people that want homes in TV I do believe they will continue. JMO

I do agree we will need more stores on the south end along the Rt. 44 corridor or perhaps the 468 extension..

To put it in perspective , in 1988 we were told it would be all manufactured homes, and only east of 441/27.
