Default Amenity Fee and Seasonal Guests

Just wanted to air a pet peeve that I have concerning TVs Amenity fee. I have owned my home in TV for 3 years now. I have not fully retired so I rent my home during the winter months and use it the rest of the year. My gripe is that when I reserve my winter guests Village Ids I must turn in mine, therefore, not allowing me to come down and utilize the facilities as a property owner.

Now don’t get me wrong...I appreciate the couple that comes back year after year and do not mind paying the fee for their IDs, my thing is why I should have to lose my privileges at the same time. I do not get down there much during the winter months...but there are times when I have been invited to play in members only tourney and have had to decline.

Would welcome thoughts and opinions from other part time owners

I understand your frustration, but have to agree with the villages position on this. We rented our home for a year and a half before we became full time. If they were to allow us to keep our amenity cards, then if we were to have friends come down to visit us for the whole month of Feb. then we could just say that we were renting the house out to them, pay the $50 fee , and all 4 of us could play golf for free on the exec courses.

This would not be fare to other residents.

Then TV should reduce what we pay monthly...if I can't use it why should I pay for it......

I think the $50 is one-time for the entire stay of the rental? There has to be some admin costs associated. Does $50 seem high?

I never thought about the way it could be manipulated but Jeffy makes a good point on the reason behind it.

Personally I think it is great that you can rent a home and get the benefits that the owner has. I'd hate to see that taken away.

Don't mind paying the $50...and no do not believe it is high, maybe not high enough....but you never heard me say that....

"You said it great to have the Privilages..." that's my problem...I don't get any privilages....

Like I said in my original post...it's my pet peeve. Just doesn't seem right to pay and not be able to play.......

Default a slightly different problem

i, too, have been aggravated over this situation in a slightly different way. when i bought my home as a single woman, i asked if my significant other could be listed as a resident because he will spend winters here, but they said if his name was not on the deed he could not be a resident. therefore, i really only get half the amenities which married couples get and still pay the same fee. i do not golf nor does my friend but for example, if i want to play water volleyball, he cannot. he cannot join any clubs with me. this is annoying and prevents me from enjoying my own amenities at times so that he will not be left out. we also have to pay more for his tickets to shows, etc. i feel if a person is going to be a regular winter visitor there should be some way to accomodate that. i guess there are a myriad of situations and we cannot all be satisfied with everything.

Understand your frustration also...have heard that there is a way around that situation...but do not know the details....

Because the villages is nice enough to allow your renters to enjoy themselves exactly as if they were villagers themselves. In essence TV is allowing your renters to step into your shoes. Yes , you are paying the monthly fees and are not allowed to use the facilities, but your renters are.

There is no rule that says your renters have to get the amenity cards. They can always just be guests. Then you could keep your own cards and do as you want. However that does not give your renters the free exec golf and would make it MUCH harder for landlords to rent their homes out to renters.

If this were not the case then we would have much more crowded golf courses than we have now. We have friends that against our advise moved to Stonecrest in Oct 07 because they could get much more home for the money. We tried to convince them that the appeal of TV was the lifestyle. After living there for 4 months they saw their mistake (the Daily Sun is a great selling tool for TV) , and have been trying to sell for over a year now. They thought they could move next to TV and then just use our facilities. I had to laugh when they recently complained at how crowed the Church on The Square was for their free entertainment.

As I mentioned if TV did not have the policy they have then we could just turn in a private rental agreement to the Hometown Property Management saying our stonecrest friends were renting our home, pay the $50 and they could have free golf for the year, as well as us. This would help all the surrounding communities sell homes, hurt TV sales, and make our courses more crowded.

They already lengthened the times the exec courses are open and have ambassadors staying later in the day to try and keep non villagers off the courses.

IMO, you can't keep your cards and give the same privleges to renters, it's a double dip....GN

Chachacha,

Wow, talk about learning something new everyday! I'm shocked that you do not have the right to receive two resident cards, regardless of whether there is only one name on your deed. Isn't that blatant discrimination? Not only does that deny rights to your significant other, but it means you cannot extend resident privileges to a guest couple. Is it really a fact that every resident who has two resident cards has two names on their deed? I really wonder about that.

Seems like I heard that if your sig other has his name on a utility bill or two for the address, that would qualify him as a resident. Other folks have younger family members (children in their 20's) living in the household but their names aren't on the deed. Not sure about the cost (if there is any) of amenity fees for more than two residents in the same household.

Default Resdient IDs

In order to get a Resident ID, you either have to

a. have your name on the deed/title, regardless of your official permanent address

b. or be a permanent resident of that address...by showing proof of drivers license, checking account, voter registration, etc. (I believe they asked for 3 forms of proof).

Amenity fees are set by household not by number of residents of that household.

Chacam and ijustluvit asked another interesting question..... if there is only one resident ID for a household and they rent their home out to a couple, does the couple get 2 resident ID cards for the $50 transfer. Logically, I think they do get 2 Ids..... there is a maximum limit of 2 IDs for a resident ID transfer, but, it's not logical to limit to one if there is only 1 on the deed.

The original post questioned why do I pay full time when only there part time....those are the fees and the rules. To only pay for what you use and when you use it would create chaos and a budgeting nightmare.

Some friends have their daughter living with them and she is a resident. She has a Villages ID card and her name isn't on the deed.

Does anyone know if 2 full time resident cards per household is the maximum number allowed? Say there were three joint owners on the Deed, would all three have resident cards?

Hunt - That has been answered in other threads - Yes the limit is 2 regardless.


Chacam - V7 had an OR 'b' option which indicates that there is another way to get the 2nd card without a deeded name.
