Coach: Well said and I agree. The price tag is well worth it. So let's stop whining about CPI cost of living increases.......or maybe a little bit more.

When I come home from golf and see all of these courses that we play on for free I am in awe that we can. I look at the weekly Daily Sun recreation guide and see all of the games we can play and activities we can participate in; the shows we can go to at a very reduced price. I see the landscaping and the clean streets. I see the town squares. And all for a measly $127 a month (this year).

Folks, prices go up and the maintenance and salaries go up. The CPI change a year is very small.

If you look in your deed restrictions, you will see the entry about your amenity fees going up after the first three years by the CPI. It should have been no surprise.

Just look around and see what you are getting for the fees. it is only your fault if you are not participating or enjoying the various recreation events to get your money back - threefold!!

We recently went to a Southern Living Home Show in NJ with friends. There were many 55 and older comunities represented. Spoke with the Representatives of one located in NC that quoted our friends $1,050/mo Amenity Fees!!! I almost fell over. Although it did include house cleaning twice a month. They had 1 community center and 1 pool/ No golf course, 1 restaurant, no shopping center on premises. The big attraction at this community was boating so their club house was a Yacht Club with also had a very upscale restaurant and a boating supply store. Homes were Condo style starting in the 500K range. Granted the fee included all maintenance, lawn mowing etc. The amenity fee did not include the boat's slip fee which they charge by the ft. After that my wife and I agreed that we will never complain about our very reasonable TV Amenity Fees again. Although she did like the twice monthly house cleaning idea.

:)We live on the north side of 441/27, in Lake County, we bought last year with an amenity fee of 125.00, this year it went up to 136.00. It will go up every three years from the date of the original deed, when the original owner built the house, not when we bought the house. So in 2010 ours will go up again. Ours is every 3 years because of the county we live in, so its a little more every 3 years than when paying every year. So, it really depends on the county you are in and what you by. Hope this helps!

$125/Mo increased at 3% per year is $225/Mo in 21 years. In 2028 money - still $125/mo in todays money.

Gallon of Gas is $2.75 increased at 3% for 21 years is $4.97.

Gallon of gas in 1960 was $0.29 at 3% for 47 years is $1.13

1800 SF house in the burbs in 1960 was $30,000 at 3% for 47 years is $116,800



Amenity Fees at a frozen 3%/Yr increase are a steal

Don't get too excited. Come on down but I don't want you to be disappointed.
Executive Course are par three with a par four thrown in on a few of the newer ones.

I've been golfing for a long time and find the executive courses to be quite challenging.

I have not even set foot in my new home since closing last month. Today I paid my first of many amenity bills, $130. It was not painful, because in the near future, I know what I have to look forward to: Clean Swimming Pools, Clean Streets, Well kept landscaping, and much more. Executive Golf is great, with a championship course thrown in for good measure :) :)

First of all it is not 3% - it is CPI. My incease was less than 3% last time.

Everything goes up.

All exec courses are a challenge. I can play the same one three times in a row and always get a different lie. Especially if I get into a trap.

I spoke with the VCCDD-LSSA today re my amenity fee going up over 9%. She explained that there have been no annual increases on my home since the land was bought by the first owner. At that time the annual increases in the CPI and the reflected amenity fees increases were set up so no increases would be seen in the first three years rather than annually. As a result I am now paying for 3 years of 3% increases for the next year. Nest year I will pay according to the CPI for that year's time. So it seems that I am stuck paying for 3 years of increases that previous owners didn't pay but they were using the amenities at that time. People who lived in TV for the 1st 3 years since their land was bought and then moved lived quite well thanks to those who came after them. Sure doesn't seem like an equitable way of charging for amenities. Perhaps all should pay the same fee regardless of their house. Might need to bring this up at a district meeting.
