There is an area where we would be interested in building, south of Brownwood and 44 and north of Richmond, west of Meggison Rd. The lots haven't been released yet. What is the order of operation? Do we make an appointment for a design first and then wait for the lots to become available or do we have to get the lot first and then do the design? Also, any idea as to how long it will be before those lots are available? Thanks

You definitely need to work with a Villages sales agent. Lots nowadays sell within hours of being released. You won't get assigned to a designer and the design process until you have made a deposit on a lot.

Pick out a lot and set up a campsite. Florida has Squatter's rights. It worked for the Kwimper family in 1962. I heard their son was a good singer.

Not true...at least, not yet. But, desirable lots will have multiple potential buyers lined up waiting for their release. A batch of new lots that overlook Lake Okahumpka recently came available, and we're sold at asking price in a matter of hours. Many people were left in the queue.

Just passing on my recent experience.
The sales agents find out about the lots that are coming available the day before release. The next morning the sales agents can put a "lock" on the lot for up to 3 hours. During that 3 hours, the buyer must either put down a deposit or it is released to the 2nd in line. They have 3 hours to do the same and then it goes to the 3rd. For highly desirable lots, there are often dozens of sales agents putting down a hold for multiple clients. For one of our lots it was rumored there were over 60 buyers attempting to get it. It took us multiple attempts over several months to get one of the more scenic lots we wanted. If one is okay with just a normal lot, there will be no trouble getting it. |

TV usually let’s the sales reps know morning of release of lots. Yes you have to have a contract to design your home when we ask. I suggest you get with a sales rep and establish a relationship to stay upfront on lot release.

Just be prepared…view lots are running $275,000 to $325,000. That’s just the lot.
