Many homeowners have closed with Plumbing issues and electrical issues which I can attest to have helping them myself being a master Plumber for 55 years before you give any money you should personal check every plumbing fixture many times for sewage problems which has been common.

Home still shows "for sale" and not "pending" on The Villages VLS site. It's been almost a week since signing the paperwork. Only a few days since the inspection.
What could be going on? Any ideas?

Yes, back out of the sale if you can and if you are going to spend summers here. Summers are too HOT. Try the Carolinas - maybe near the Research Triangle. Your money will go just as far (or further) and you avoid the HOTR summers. Don't get me wrong, if you CAN be a snowbird and maintain 2 homes, then the Villages is a wonderful place to live and be active.

Looks like it's probably the inspection and cost to repair those items, keeping them under the 1.5% purchase price cap on the contract.

Representing the seller

Always remember that the VLS agent represents the seller, not you. They are going to do what is best for the seller. That is why you should carefully read the sales contract and know your rights and responsibilities.

EVERY sales agent in EVERY state represents the seller. VLS or MLS makes no difference.

Exactly. Why would a person not call their sales agent with questions before posting here? Just don’t get it.

Why would a person be critical of a person asking for advice. Maybe they didn’t think of asking their sales agent. Just don’t get it.

Sure, except it’s 41 in Durham NC today and 80 in the Villages.

Summers are not that bad in FLA, it’s hot, but bearable.

"A Florida buyer agency agreement grants a licensed agent the opportunity to locate a property for a potential buyer and make offers on their behalf. An agent will typically receive compensation in the form of a sales commission when the transaction is complete, although certain brokerages may demand payment in the form of a one-time fee or hourly wage. The agent will have the authority to represent the buyer until a suitable property is purchased or upon the expiration of the contract; four (4) months to one (1) year is standard but any duration is permissible."

The compensation clause is very confusing. If the buyer's agent is receiving part of the listing contract commission, then the buyer broker is being paid by both the buyer and the seller. This appears to be a conflict of interest and a violation of Florida law. But, if the buyer is paying a separate commission to the buyer broker, and the buyer broker receives none of the listing contract commission, there would be no conflict, but very few buyers are going to be willing to do that.

The Florida law in this area is about as clear as mud. But, it does say:

"A real estate licensee may not operate as a disclosed or nondisclosed dual agent. As used in this section, the term “dual agent” means a broker who represents as a fiduciary both the prospective buyer and the prospective seller in a real estate transaction."

For every hater of summers here, there are 3 or 4 persons who love it and enjoy the sun along with the emptiness.

We should get a survey on whether the summers are too HOT here in Fl. And we should do it by age. I would imagine that a 50-year-old would be able to PHYSICALLY HANDLE the heat better than the 75 and 80-year-olds. I REALLY don't know the answer to that. And I WOULD !!!!!!!
