Default Can We Build Room Additions or Free Standing Buildings In the Back Yard?

Can someone describe what the conditions are for allowing an addition to a home, or to adding a stand alone building in a back yard? I understand that such structures would need to be within the required setbacks and they should match the appearance of the primary structure. But what other restrictions are there?

Bottom line - Any changes must go through the Architectural Control Committee. That's in the covenants and restrictions.

IF APPROVED, YOU CAN ADD ON TO THE EXISTING STRUCTURE UP TO THE SET BACKS. LIKE A FLORIDA ROOM, POOL ETC.

NO OUT BUILDINGS OR FENCES ALLOWED.

Yes I realize everything must go before the ARB. So, outbuildings (structures not attached to the primary structure) are not permitted, even if located within the buildable area and not in the required setback. In other words, the ARB cannot approve "outbuldings" because they are prohibited, period. Does this also apply within the walled back yard of courtyard villas?

The Covenants and Restrictions vary from one neighborhood to another. However, some items are included in all areas. It appears that the restrictions on sheds may have changed since I was informed that ALL storage sheds are prohibited. The NEW 2008 Villages phone directory has a sample listing of covenants and restrictions. I quote paragraph 4 entitled Storage Sheds: "All outside structures for storage or utility purposes must be attached to the home. Items not in active use should not be visible from neighboring property or common areas." Can't for the life of me think of an area where a storage shed could not be seen but attached to the home. I think it is a Catch 22 because the ARC will surely find a way to disapprove any plan for a storage shed.

I would think "items not in active use" refers to items such as lawn mowers, etc. that would otherwise be located inside the storage shed when not in use.
