Cool Ceiling Cracks in Lanai

Has there been any recent developments regarding the ceiling cracks? It's been at least 6 months since we were asked to submit photos and details to the POA (I think).

The October Bulletin, just delivered, in the upper left of the third page says that; "The POA has just received its report from the structural engineer it hired to examine and provide recommendations regarding the cracked lanai ceilings. The POA Board will discuss it at its October meeting and determine if there is a reasonable plan of action. Everyone who has contacted the POA will be informed of any next steps."

Lanai's and garages are open areas and subjected to temperatures and moisture. Sheet rock or drywall is a porous material and will absorb moisture. It will expand and contract. I have owned three houses in TV and currently own two. Unless you enclose or condition the space you are going to have cracks. Currently live in a home less than two years old and had a crack in the lanai. It is a very simple repair. I do not see where this is a big deal.

They crack because there are no studs underneath the seam.

They crack because dry wall is not for outdoor use.

In my case, the end-seams were not staggered. There is no cracks on the long side-seams. This is my 4th home in TV's and first for ceiling cracks in lanai.

We had them until the summer of 2016. Then the people repainting the house repaired the cracks. So far, all is good, no cracks.

Mine have been fixed and are back again. Your correct no studs under the end seams. Lanai & Garage both
