Cost of a roof for a courtyard villa?
Hi, I'm thinking of buying a CV that was built in 2004. Trying to figure out what to budget for things that will eventually need to be replaced. This one doesn't qualify for insurance-funded roof replacement. Anyone have recent experience with the cost of this kind of roof? The heated square footage is 1132 plus the garage. Thanks

If you get a good, honest roofer, it should be about $5,000. McGinnis is a good one.

Enjoy spending what is left over. A number of years ago the back roof of our home up north came down after 3 large wet snow storms within a couple weeks. Fortunately it wasn't over a living area. The insurance company took great care of us and gave us a check for almost TWICE the cost to fix it. They sent out their own adjuster who came up with the price (we didn't even hire a public adjuster). They were quite generous.

Have the same size cyv i think we paid somewhere between $5500 and $6000.

Thanks for the roofing info. We have a 1150 sq ft Austin. I figured around 6500. Got new furnace this year from Amun’s. 5000 and got 600 rebate from seco

I would get it done earlier rather than later, if Governor De Santis is serious about his intentions regarding illegals.
Labor around TV. could become rather expensive in the near future! |

Agree, and with so called hail damage. Pea size hail don’t damage roof. Any money left over should be returned to insurance company, but I doubt it would trickledown.

We need a roof and just did leg work for you. (Courtyard villa). Range is from $8500 to $12,000. We had 5 quotes. Not expecting return from insurance. We are going with the guy to told us honestly that in Florida sun, a roof is good for 15-20 years. Don’t need a 50 year warranty!!

If someone actually tried to do that, after laughing their a$$ off, the insurance company likely wouldn't have a clue as to what to do with the returned unused money. It would probably go towards a Christmas party for the CEO. I once tried to return something to Macy's that they shipped me 2 of and after 5 phone calls and 2hrs of my time I just gave up and kept it. They actually wanted ME to pay to send it back.

I used McGinnis Builders (352-266-9403) 2 years ago and it was around that for 1,286 sq. ft. Excellent work. Got a wind mitigation inspection after that and inspector was impressed with the work. Submitted it to homeowner's insurance company and got a reduction in premium.
