Villages8 - Thanks for the breakdown. Still sounds reasonable to me. PA is notorious for school taxes. My district is at 23.4 mills and there are 4 or 5 other districts in the county higher than ours. Added to that is 6.935 to the county and 1.25 to the township for the infrastructure maintenance costs.
The other item I've been concerned with is the homeowners insurance. Although some of the posts indicated the rates weren't too bad it also appears that it may be hard to get for some properties, i.e. the older manufactured homes or pre-2000 constructed ones.
I'm hoping to get down there sometime in late March for some first-hand searching.
Again, thanks for the information. I'm sure I'll have more questions.

I can only use my own homeowners coverage as a sample for you.

I've had State Farm Insurance for many, many years now - both for my home and my car.

Keep in mind, my patio villa is small - only about 1,000 sq. ft. of a/c-heated space (wood frame, shingle roof, vinyl siding), but with a 1.5 garage and covered lanai. I've just paid my next year's (2008) bill for $647.82 for the following coverages:

Coverages and Limits:
Dwelling $112,700 Replacement cost - similar construction
Dwelling Extension Up to $11,270
Personal Property $84,525
Loss of Use - Actual loss sustained
Loss Assessment $1,000

Deductibles:
Other losses $1,000
Hurricane 2% $2,254

Personal Liability $300,000
Damage to Others Property $500
Medical Payments to Others $5,000/per person
Fungus (including Mold) Limited Coverage $15,000
Sinkhole Coverage

TOTAL PREMIUM CHARGES FOR ONE YEAR -
Non-Hurricane Premium = $446.03
Hurricane Premium = 164.97
FHCF Assessment = 6.11
FL Guaranty Fund 6.48
Citizen 05 Reg Asmt 7.33
FL Guaranty Fund EM 6.35
Adl Surcharge 10.55
TOTAL - $647.82

This might not be a good example for you since I have a lot of discounts that reduced my yearly premium down to the $647.82 amount.

I talked to a sales rep this week about bonds on courtyard villas,
$12K-$14K range
