Attorneys may be expensive and unnecessary in this case. You should go to the Architectural Review Committee if you believe a neighbor is landscaping on an easement. They enforce those types of rules. They meet most Wednesdays at the District Offices at Sumter Landing around 9 AM. The system is totally complaint driven - no complaint, no action taken - so you do need to complain if there is a problem and they will look into it.

Our home is in a Villa complex. They do have driveway easements stated in the covenants.
