Schwartz & Morse deserved accolades for what they did. The bought junk land in the middle of no where and from whole clothe, created a resort/city/community that provided what people wanted at the time. The "Field of Dreams", in a real life application. "Build it and they will come".

The next generation of the family, doesn't appear quite so smart or visionary.

They haven't created anything, other than housing. The sad truth, is the housing they've been creating is no different than subdivisions all over Florida, other than the location ... which is still in the middle of no where, surrounded by nothing.

Like it or not change is constant. We've all heard you can't escape death or taxes. They should have put in change but perhaps it does not flow the same.

Far as visionary. I am regularly reminded of what I used to think years ago. I would never move to Florida. Who is that old xxxx in the mirror?

Time, progress only goes forward. I have old 16mm movies that I had never seen as we never had a 16mm projector. They are family movies. My sister and I at ???? 5-7 ish.
The good old days. Movies show clearly how unlike what I remember they truly were.

There are limits to how many stores of a single type can be spaced together, too close and they cannabalized each other so that neither store is profitable. The key indicator is product turnover and waste from unsold products at expiration . . . so what's good for financial success is not always good for customers nor employees. . . there is a balance, and PUBLIX may have a say in the future layouts and locations of stores. . .

RFAV-29 listed, 6 long term available 3 seasonal, so 20 homes rented.

Long term takes longer to find the right candidate, after all they will be in that house anywhere from 6 months to multiple years. There are other rental sites, but those I listed are the top 3.

For a brand new village, with roughly 625 homes, that just started closing in November, the rental market looks to be doing well.

We bought a piece of land in Feb. 2009 in the Village of "Amelia". They offered us a full year to build. This will never happen today. All enmities were up and running before we purchased them there. I went to Publix in Colony on their grand opening morning, there were 2 customers and 6 employees in the store. Havana was being finished awaiting an opening day. Mallory was open months earlier. We were told as well as there would never be any more development south of CR-466A.

Then we purchased a home under construction in Pine Hills closing in Dec. 2018 and moved from Amelia. Again we were told by the cloned Village Salesperson that they (the Morse clan) have no desire to build South of CR-44.

South of CR-44 I believe there they still have only one Publix to serve how many thousands of people. Why don't people realize what actually is going on with new home sales in "The villages"?

When the "Village of Fenny" was opened for sale people bought. A few short months later you see homes go on the market for resale as there were no attractions for these purchasers. They needed to drive up to The Original Villages North of CR-44 for something to do.

We moved out of The Villages in August of 2020 as it was getting too crowded anywhere we went due to the wanted lack of places for the new purchasers South of CR-44 to do by the "Money Hungry Morse Clan".

From what I have read on this site I can see we made the right move out of" The Villages" in 2020. Wish all home purchasers South of CR-44 the best of luck awaiting the creation of "Shopping, "Town Square", and enough Recreation Centers for everyone's convenience.


So you moved out of TV in 2020, and still complain on a website designed basically for TV? So your reference of anything is over 2 years old, and yet one still spends time logging in, posting, and finding fault with really old information, that is just your opinion, of time gone by. When you post “I Believe” really means you are guessing what May or may not be true.

Did you not move to a active community to keep you busy enough. I would think since you are in the small percentage of the unhappy that chose to move, one would find a website geared to where you live now.

I think some important information was provided by Geobar. Are you requiring people be carded for living in The Villages right at the moment they post and not share their experiences while living here? That ought to get rid of the snowbird posters.

I have to agree. A few people move out and never stop griping. I have been watching TV for 15 years and owned for almost 10. This is what I see-
The "kids" are no different than Harrold Scwartz of their Dad, they are just even better business people. There is really not much difference between what they are doing than what was done when they built Amelia, or Hillsborough. Yeah, they are tweaking the formula a bit, but anyone who can look at the investment they are making in new schools and say they don't care needs their head examined. They are building as fast as the market will bear, providing huge amounts of area employment, and a wonderful place for all of us to live.


Seriously, not a lot has changed. Minor stuff yes, but anyone who thinks Harrold or Gary were saints is participating in revisionist history. They were just as much business people as the current group.

The one thing I do agree with that someone says is I wish they did not do rentals on AirBNB. Not sure monthly minimums make sense, but the weekly rentals promote some of the wrong type of renters.... At least that is what I see.

I agree. I wish they wouldn't have short term rentals. We have a few in our neighborhood.

Comparing Richmond and points South in The Villages, is an entire different world than the more traditional areas of TV. The South is not the same and never will be.

Totally, I’m just worried about the explosion of off site housing. But, we do have a new square being built around a lake and island called Eastport (likely another Lake Sumter but improved). Hopefully the retail addition of 500 acres won’t cause additional problems? All must be expected I suppose. Yes, the southern villages definitely seems to be the better option.
