And that, Sir, is exactly why folks should strongly consider living in the northern end of The Villages. Besides multiple other benefits not accorded the south end, we don't have a bond to pay, nor any city tax to pay, nor any other of those little taxes that add up. My taxes are under $2500/year...just sayin'

$3700 in bond stuff. That’s a big chunk of your bill. Your post is incomplete without a price of the house to compare with other areas.

The price of the house will be similar to other homes in that area. The market value of the house can be determined from the tax amounts in the post.

Comparing with others areas is difficult due to being in different counties with different tax rates and structures.

Have bought 2 houses in the historical side of the villages. In both cases the 1st year taxes were reduced by what the previous owners qualified for for homestead exception. Of course if you bought new there is no previous owner.

Agree but was trying to point out that there are caps. Have lived in Florida entire life and have seen millage rate go down. Before this law, if my home went up 20% in value in one year county could raise my tax rates 20% even though their costs did not go up 20%

You should have moved to CDD 4, Marion County. The Bonds are usually paid off, and the whole bond was not much more than your annual payment.

Taxes are based on the purchase/sale price of the house. Buy a smaller pre owned home, and it's not that expensive.

We think our property taxes are very reasonable.

We moved here in 2016 and bought a new house for $400K. According to Zillow, it is now worth about $750K.

Our yearly property tax is $4600, just about the same we paid on a $500K house in Virginia.

We live in Osceola Hills, which is an un-incorporated (to our knowledge) village just north of Lake Deaton shopping center. If we lived in an incorporated area like Wildwood or Fruitland Park, I guess our taxes would be a few hundred dollars more.

Comparing Florida to Virginia is not a fair comparison for many reasons. Taxes are one reason that I moved out of Virginia. I am saving a bundle on state income taxes alone.

I am glad to have purchased my home back in 2022, my yearly tax on a 1900sf home with the bond is less than $6000. This includes the Homestead and also the Wildwood city tax. Once I pay off the bond mt tax yearly tax will be around $4500!

Hospitals all over the country have to do something about bad debts that arise. It is not only homeless people that can't pay their hospital bills. People with homes can be hit by hospital bills too big for them to pay. They get thrown into a collection agency that HOUNDS them. For-profit hospitals and not-for-profit hospitals have to EAT their bad debts somehow. The for-profit hospitals just raise their prices. The community and not-for-profits pass indigent care on to medicaid, medicare, and insurance companies. They all can't turn patients away so they find ways to pass bad debt on.

Bought new in 2021 for just under $400,00.
I pay about $775 for Wildwood taxes. Have no idea what services I get for the Wildwood taxes.

If you look at the millage rates and non ad val taxes (excluding bonds) and district assessments, your lowest taxes will be districts 1,2,3,5,6,7,8,9 and 10 which are in Sumter County only. Next is the historic district that's only Lake County, about 15% higher. Then districts 12 & 13, Sumter County/Wildwood, about 30% higher. Then district 14, Lake County/Leesburg about 45% higher. District 15, Sumter/Wildwood, about 45% higher (because of the higher district assessment this year.) Then the historic district that's in Lady Lake about 47% higher, Marion County 53% higher and finally, Lake County/Fruitland Park, 57% higher.

(Most data is from the recent district budget reports and millage rates from the various county property appraiser web sites)
