Unhappy French Drains and TV

While I am in a posting mood, I have a question about the Home Warranty Dept of TV. I am a second owner of a 4 year old Designer in TV. I am on a cul de sac and the homes behind me are at a higher elevation than my property. So all the runoff from all the homes channels along my property line with my neighbor, and is prevented from exiting to the roadway due to the fact the curb is too hign and the road elevation is too high to allow proper drainage. The previous owner apparently never brought this up during the 1 year period after the sale.
What is the procedure in getting some remedy from TV Warranty Dept? Does anyone have any experience in this area.

During the last storm and heavy rain, I had water almost 7 inches deep that took days to go away and the ground is constantly soggy.

Call home warranty if you have not already done so and ask for assistance to remedy the problem. There have been several threads on this site with similar problems, sometimes home warranty helped sometimes not so much. You may need to also touch based with Community Standards if you want to try a french drain, as there is typically a right of way in the front of the houses (not sure of this for cul de sacs). Since you state the curbing and road are higher then the lawn, you also discuss the possibility of regrading in this area.

if you call warranty and ask how much rebar there is in the curb because you need to know how many blades to buy to make a cut for drainage, you will probably get a quick response.

If you call Warranty and explain your problem just asking them for direction, you will be surprised just how helpful they can be.

I suspect that they are just like anybody else in many ways.

I have never been disappointed when I called Warranty. They have come through on some surprising things for us.

I would get three bids or four or five. French drains usually don't cost more than a couple hundred dollars because the sandy soil is easy to dig and PCP is not expensive.

Was the problem disclosed by the previous owner/realtor--if there is a record of complaints--you may have cause for action

I just want to add that it is my belief if you asked anyone nicely, you will get further. (or is it farther)

French drain install is not expensive; Why dies it cost so much to install a French drain? (Lawn & Garden Irrigation Systems)

PVC is not expensive. PCP is actually quite expensive as it is an illegal drug. Please don't have 'contractors' bring PCP to your house!

Pipe used to fix drainage in Florida yard is not expensive.

Shop around for a reliable landscaper with knowledge to do it.

Shop Charlotte Pipe 1-1/2-in x 10-ft 330 Sch 40 Solidcore PVC DWV Pipe at Lowes.com

The Village Warranty may still be willing to send out the builder. Then if he agrees he will probably call Tri County Landscape to install a "sock drain". Almost the same as a French drain. The question will be how old the home is but I know they have installed several sock drains in homes far over the warranty date.

Good luck. My experience with home warranty fixing outside drainage issues between houses has not been good. See my post home warranty can be frustrating
