The developer has bought enough land to the south to double the size of The Villages above Rte 44 So I would guess that if you look at the distance from Mulberry to Brownwood. That's about how far south it will eventually extend.

I know that some people are not happy about this but I find that the majority of my activities are between where I live in The Historic District and Lake Sumter Landing.

I might occasionally take a run down to Brownwood or up to Mulberry but those trips are pretty rare. Pretty much everything I need is within a 20 minute golf cart ride. I think that most people are going to have a similar experience. Eventually there will be town squares, rec centers, golf courses, pools etc in those new areas. The people in Fenney and those areas close to Brownwood might venture over the bridge, but as The Villages expands further south, the residents way down will tend to stay in their own area.

I have friends that bought in Fenney and the majority of their activities are in and around Fenney.

Monorail doesn’t make much noise. I would build near an entrance.

Buying a resale in establish neighborhood might be an option if you want to be close to the action.

The plan is to circle Orlando and then they will play under our rules! I just want peace and quiet the next few years, not Dust and Turnpike noise!

We bought the manufactured home in Orange Blossom, took out and rebuild the stucco home, love it.

I can see Disney building and extending their elevated rail system further North. Don't have to be concerned about building roads, bridges, etc. Now that will be a connection, wouldn't it?

I’ve always said that once they crossed over the turnpike it should have been named Villages II. This section should have its own town or towns, and everything just like TV north of the turnpike. As they continue to build out it is coming to a point those people furthest away will really have little to no connection with the original Villages. It will become just a sprawling suburbia. I mean no disrespect to those who have invested their hard earned money to buy on the other side of the turnpike. All as I am saying is that they deserve their own town or towns and the same level of amenities that exists on the other side of the turnpike.

Further south.

Currently The Villages is several miles longer from it’s northern border (CR 42) to the villages currently under construction than the City of Chicago.

My view-
You can be happy or miserable anywhere. Wherever, you are, you will find people that are happy and people who are not.

Anywhere, you can choose to see and smell the roses or focus on the weeds.

Based on recent videos they have been posting seems like they will extend Corbin Trail to the Bexley bridge very soon. The surrounding areas will be residential and commercial. In this area you’ll have easy access by car and golf cart over the bridge to the new entertainment, shopping and golfing by St Katherine.

If you are interested in a new build in the southern area, why not wait 2 years until the building along the turnpike is completed and they start building farther away from the turnpike? It would be nice if the developer erected sound barriers along the highway but don't hold your breath!
We were one of the first to build in our area of Osceola hills and there was a fair amount of construction noise and dirt for the first 18 months. (Also great taco trucks while the build was doing on.) The biggest advantage to building new in a newly opened village is the opportunity to buy a lot with a view on which to build the house of your dreams. Just budget the money to complete any changes in landscaping, etc. that you will want. Some people are happy with what they get, others - well, you have driven around TV!
If you are looking at an interior lot, I would consider the pros and cons of buying an "older" home which needs some work and retrofit to your specifications. Good Luck - Hope it all goes well.
