Thanks to everyone for all of the comments. I saw these new sites and they would be perfect for us if we were ready to start building. Problem is I wont be able to retire until the end of the year. I'm hoping to time having our new house built about the same time.

My guess is that they will continue to build south of St Catherine, along the turnpike.
Concerns there are noise..

We have ruled out a preowned home.
We already have decided on many must haves and have picked out the Bridgeport floor plan with several changes.

Don't worry about the turnpike, there are so many villages in the works you will be able to choose one that is not near it. One note, when they release lots they sell out usually in one day with the more desirable ones having a waiting list. I would suggest you start working with a good Village Agent to get started with your search. I would highly recommend Beth Pope who is one of their top sellers and really knows what is going on down here, she has a team that consists of her husband Todd and daughter Kelley, you get triple the knowledge for the price of one. Give her a shout 352-552-1511, you won't regret it.

Welcome and try to ignore the silly comments. Everyone has an opinion. I live in Marsh Bend and love it-its pretty there. Depends on what lifestyle you want. You can purchase a lot and then do the build design later-I think its a year to begin building? Someone will know. Best of luck.

I thought you had two or three months after putting $$ down on a lot, until you had to do design and begin construction. Can anyone confirm the time frame?

90 days to complete the design process. Then four to five months to finish construction.

ETA. We bought our lot on 10/17. Had until 1/15 to design. (Did earlier in December) with a completion date in the last week of April.

So 6 months from site selection to closing. That’s what I’m planning. Pick site mid year, move in at years end.

Hammock at Fenney is rapidly progressing and quite distant from the turnpike. The Village of Richmond will ba a nice location as far as existing amenities and future planned amenities but I, personally, would want to purchase a lot closer to 44 to avoid the turnpike.

You have four months to start design after securing the lot. Construction usually starts within a few weeks after that. Our lot was secured in March 2020, design completed June 29, construction started Aug. 6, & home closing was Nov. 24.

Since you went through your build they have change to 90 days. They also reduced the lot deposit to $7,500. $2,500 down on the credit card. Wire the $7,500. Then get your credit card refunded the $2,500.

Suggest you talk with builder. I’ve heard they can delay the design / build start for a few months

My realtor brought m over there recently... many lots to be released soon. They are dumping the spec house in Marsh Bend area so they can focus north of the turnpike. Looks like StCatherines, there are 3 news areas south and then Richmond and St johns.

90 days immediately, then they build. Not like the past when you could hold the to for up to a year.
