Great point Bill. I walked into a garage with a painted floor during a rainstorm ans was promptly flat on my face. Praise God that I did not more that scrape one knee and gets very, very sore.

For what my two cents are worth.

Or decision to coat our garage floor came about after renting several properties to come up with ideas before building.
That concrete with non treated floors creates it's own dust.
We tend to enter and exit thought the garage 90% of the time.
Noticed a pattern of discoloration in the the carpeting as you entered the home.
On tile no matter how much we moped the tile flooring its would be dirty again in a matter of days
We decided the key to a clean home is a clean garage
It was #1 on out list after closing
The product we used came from Lowes it's 3 part process .
Took 2 days to apply
Wash floor day #1 and about 2 1/2 hour application on day #2
Didn't not drive on it for 4 day
With the flakes applied it is not slippery have walked on it wet with no problem.

I second the notion of getting Tim the Toolman to do it before you move in. He did a great job on our garage floor (both of them!). It is not at all slippery.

Another option for your garage would be a product called "Race Deck" They are snap together plastic tiles, non slip and come in many colors and patterns. Other companies make similar products and can be found at home centers. Go to racedeck.com

Try commercial grade carpet, works great an cheaper than paint or stain. You can buy at Builder outlet store in Leesburgh,
