Default Gilchrist unit 214 now open

Just north of 215 and west of 209 another unit opened a day or two ago, there's a lot of inventory for sale now.

Wow. Opened 2 days and 20 lots are sold, 25 are not available, out of a total of about 250 lots, or 18% already gone! Not too bad.. Obviously some of the better lots are gone since the salespeople work for the buyers and keep up with the new neighborhoods opening and grab lots people are looking for right away. So don't hesitate too long!
I have also noticed lot prices are up some, of course. A view site on the main road of Pinellas now goes for $37-$55k. Golf course lots still about the same..

In looking at the lot map on the homepage of The Villages where you can click on the different sections and lots for sale, what do the "white lots" that say unavailable mean?

What are the numbers 215 and 209? I relate to west of Buena Vista and South of 466A.

I hear more and more from salespeople and a builder that the idea of designer homes being "designed" at a design meeting by the owner is going away soon if not already! All homes except Premiers will be spec homes hence forth. Maybe that is why the design meetings are now into January. They are not hiring more design folks knowing it is going away. Notice that there are more spec homes in the new unit than sold alreaady. my guess by the next couple months max you get the same as villas, cottages, where the house is built and you pick the one you want of those.

That is how it was four years ago.

This also takes away the argument that one has 90 days to start the build process on views sites and corner lots. With the design meetings taking 150 day and climbing, people even in these posts were saying not to worry, you have plenty of time since it is TV fault you couldn't build in the window. On the good side, everyone won't have to wait anymore to build their dream home!

You have to make the next appointment in 90 days for the next available open date, not do it in 90 days.

I choose the 1 year deal, so I wouldn't be boxed into a tight time frame, so by next June I have to ask for a design date, which may be October.

We think we'll do it much sooner but we have the choice.

All the outstanding designer contracts must be for filled.

I heard the same thing from our sales rep a few weeks ago. It was one of the reasons, along with the 3.5% discount, we decided to take the plunge now.
