No VCCDD to collect and manage Amenity Fees, so instead they have an Annual Maintenance Fee paid to and managed by their CDD. The Annual Maintenance Fee starts at a little over $1,200 per year.

All the homes do have Bonds ranging from $22,000 to $42,000.

There will be golf cart connectivity into the Villages allowing Middleton residents to travel that mode to Open to the Public destinations such as Sawgrass, Eastport and the other Town Squares. The same will also allow Villagers to travel to Middleton Square and events at the High school such as football games and productions at the Tracy Performing Arts Theater.

Also, for those that are worried about an invasion of young people, Middleton isn’t the first Family Community in the Villages, it’s the fourth one. Most folks don’t even know about the other three.

Thanks for this info!

Will be interesting to see what goes into the Middleton commercial area. Never imagined we'd have several commercial/entertainment areas down here so soon.

And especially agree with with the last sentence.

That’s probably why there’s a renewed ‘checking of IDs’ recently.

Since they can't drive from Middleton to TV yet, I doubt that's the reason...

Since it's 1 hour 28 minutes from Monarch Grove to Calumet Grove, once the new MMP is completed that will run along Marsh Bend Trail down to the Central Parkway and then over to Middleton, I'd say another 20 minutes, so pretty much close to 2 hours. Pack a lunch.

Probably less, since the times quoted on the travel Apps typically overestimate the time by 25-30%...

Well, since lots are being released in Moultrie Creek, I expect the golf cart paths will be open in the 6-8 months it takes to build the houses. From a Villages sales person...

"Good afternoon,

We wanted to share with you the exciting news from our Sales Meeting today.

We will have home sites available to build Designer Homes in the Moultrie Creek neighborhood on the Shallow Creek Golf Course on Wednesday, October 18th! Here is a map of that Unit S205.V. We will continue to share more information and pricing as we get it but wanted you to know what is coming soon.

No one is allowed to access this area until Thursday, October 12th. Please let us know if you are interested in this area and we can set up a time for you to tour these wonderful home sites."

Does anyone know the price of the bond? I am curious if it is the same price as the enclave.

frayedends 10-05-2023 08:04 PM

No idea on the bond. Lake Denham for a designer was 48K. I heard the enclave is 70K.

Here’s a bit more from the realtor. I can’t get the map posted from my phone but the description is good enough I think.

We just wanted to clarify that the homesites being released in Unit S205.V are the furthest South of the Eastport Area. They are approximately 1.5 miles Southwest of Downtown Eastport. They are close to Middleton and the new Shallow Creek Championship Golf Course and Country Club. Over the next two years there will be several neighborhoods released for sale closer to the Eastport Downtown area. We were informed today that the Downtown Eastport area will have a European Theme and is projected to be completed in three to four years. However, they are going to release this neighborhood next week. Hope the attached map helps.

The neighborhood is in the bottom left corner of the map, I have marked it with a blue circle. It is the first neighborhood being released in the village of Moultrie Creek. It is Unit S205V.
Eastport is in the left center of the map, also marked with a blue circle.

There is actually 4, in Sumter county Bison Valley, behind Southern Trace shopping area and Oxford Oaks behind the north Charter School complex. In Lake County Oak Meadows behind the bowling alley and Spring Arbor southeast of Del Mar.

The Oxford Oaks I know of is West of 301, a block or two South of 466. No legal cart path connection to TV and certainly not by the school.

Yes, but the other 3 do not have golf cart connectivity. I doubt the residents of Oxford Oaks even own a golf cart. I think we all know what will happen when a bunch of teens take out a golf cart (with or without parental permission) and zoom into the main part of The Villages.

Yeah, no different than when they visit their grandparents.

Thanks everyone for the advice. Took the golf cart all the way to Bexley Bridge (closed to golf carts) just in time to see the launch. Also drove to Homestead and Franklin Rec Centers. Franklin is done in watermelon. The best part is the local pictures from 1930-1956 on the walls. We drove the golf cart from Tall Trees to Franklin with a stop at Piesanos for lunch and Sawgrass for ice cream. We were gone 5 hours. It was an adventure!
